It's not something we have had to do in the past, but in our present environment, re evaluating your buyers should be something to consider. As the mortgage industry tightens its rules and requirements for different products, many home buyers no longer qualify under the new rules. We are finding some buyers have to be switched to FHA because of the new direct underwriting standards of Fannie Mae. Now there will be a new round of FHA tightening to take effect next month. I urge everyone to contact their mortgage reps and investigate whether their clients will be affected by the new requirements. There is nothing worse than to find your clients no longer qualify after entering a contract. We owe this to both parties.

Excellent suggestion.  The underwriting standards have changed, but there are new loan programs out there for good buyers.

I have my buyers pre qualified before I show them a house and as soon as we have an accepted offer I stay in touch with the mortgage broker or lender every 2 days or so.

Doing this I could save a few closing that would not have happend if it wasn't for constant communication between lender and me and buyer and me.
