ECO-All-STARS JUNE CHALLENGE 

Here is a photo of some incredible LAND. You are looking at about two thousand (2,000 AC) ...the terrain is level to rolling to hilly to...in the far distance, sort of steep...(if you live in the Rockies, it's just hilly )...and a pristine stream that you can not hop across wanders through this Land....

Here is the JUNE CHALLENGE...

1) Pretend you are in a position to design this LAND for use by all living things...
human and animal and plant and yourself . . .

2) WHAT STEPS would YOU take to create an eco-village/community/conservation neighborhood here? Would you bring in landscape architects? environmental scientists? permaculture experts? Do a botanical survey? Hydrologists? Interview and select eco-savvy architects and green builders?
Give us your process. Tell us the steps you would take if you owned 2,000+ AC and could create an eco-community there.

3) Write a post about your envisioned Green-Built Community,
 and put the LINK to your post in the comment section below.

HERE'S A PLAT & HINTS:

  • Night lights are restricted. Sky gazing is encouraged.
  • Every site MUST have a beautiful mountain view.
  • The surrounds are a hilly forest full of streams and coves.
  • Each homesite has to have direct access to the many miles of trails designed for horseback riding, jogging and hiking.
  • Ideally, the placement of homesites would be in areas around the periphery of the tract to assure that vehicular traffic is kept out of the core of the Preserve where the majority of trails would be found.
  • Each site, or, if you choose, the cluster eco-village has to be  unique....with its own charms. 

Stephanie has begun this task...right below the PRIZE ANNOUNCEMENT is Stephanie's  comment from a series of posts I did on eco-development where there is more information on designing and creating eco-developments, eco-communities and conservation neighborhoods. Possibly use these for reference... 

" I was thinking just the other day about this exact topic.  200 acres would make a fantastic but small acreage community with the option of 1-2 acre homesites.  Each one could have a rain water capture systems with organic gardens.  But how about a 'common' composting area?  It takes a lot of stuff to make a good composting area and can take up a lot of room.  So, why not a common area?  :)  

It looks like there is a ravine or river down behind there that could make a great picnic area.  With all of the gorgeous scenery, definitely minimal impact/footprint on the ground to help keep the area permeable.  

I've had a handful of people in lower price ranges wanting composting/garden areas, it's just hard to find a space large enough in an affordable price range.  That's why I was thinking common areas by the way.  :)  Think how neat it would be to have cluster type communities in the middle of a city that had features like that for the homeowners.  It would bring back the neighborly feeling for sure!

It would be easier if there were additional photos or if the boundaries of the land were somewhat defined.  Would you consider zeroing in on the property with Google maps or Google Earth so we have access to the terrain and a satelite view?  A link can be created on the upper right corner of the map.

Getting the survey and plat maps would be the first thing ...well at least one of the first things, I'd do, too...so as you do your Land Sculpture...and the process of imagining, please jsut assume that the topography is mostly gentle....I'll see if I can find  and scan a plat map...to include here...THX!

2015: Solar Energy Is Still A Simple Machine!

Hi JaneAnne - a fun challenge and I like the fore thought of developing a new plan. It seems many times deed covenants and restrictions are simply reused and modified from other developments and there are elements that just don't work very well! It would be a great idea to make covenants "living" documents that can be modified over time as the world changes and new ideas and technologies develop.

I like Gary's idea - a google earth of the area would be great!

Wearning my developer hat....I would first gather data...bring in an ESCO and survey the land at the same time. Conduct an alternative energy analysis for wind turbines, geothermal, solar etc. and maximize the use of easements and tax credits down the road. Next establish a list of materials local to the area that can be used to build with. Solicit builders and architects in a "contest" fashion to use the materials list and bring their talent to the table. Of course I would bring in my lender with EEM's and then laveraging the international branding of the builders and architects and products and certifications of what was gathered network with like minded entities thru press releases and co-brinding to gather the first round of buyers (leaders) and then finally spend some money marketing (if needed) to the masses for the final phases.

I have the vision, connections and passion...anyone have the dicipline or structure to run with it...give me a call!

very strange i posted on this and the response is gone......I would personally do very little to this land.  Leave it as un bothered as possible and only keep the natural landscape.  The home would be a prefab zer carbon footprint home 100% off grid.  Probably very similar to Zero-House.

Each home could have a small garden, perhaps as a green roof.  All would be on large lots, 2-acres+ to minimize impact to the land.

Of course any development would be properly studied before it happened.  The lay of the land will be studied for proper home alignment to ensure best exposure for solar and daylighting. Lot size will be determined by the topography and since no other power will be needed other than that generated by the home itself there will be no need to survey for wind turbines or central solar arrays.  Each home will have it's own rooftop gardens so no central areas are needed for community gardens.  

The only central aspect will be a trail system that is far enough away from natural game trails to not disturb migrating or feeding areas.  If there is a river then I would create only a central gathering place for community event s and meetings.  Probably a very minimal outdoor ampitheatre with a composting restroom.  If an indoor gathering place is needed to avoid the winter snows then a Zero House concept would be built to accomodate.   

Other than indoor pets, no other pets would be allowed so that the community will not disturb the natural landscape.  I love pets, but they do disturb the eco-system in very harmful ways.  that said, the natural landscape in area like this can also be very harmful to domesticated animals.  Domesticated dogs and cats are a favorite food of the wildlife in areas such as this.

I wish I would have had time for this challenge =(, unfortunately I have my Homeowners losing homes left and right.....so frustrating! Anyhow I would be president, take away all cars that use gas, and each Eco Community would be responsible for a different vegetation to maintain and grow, oh boy I will have to create this post next week, this is like my Dream Question..... =)

Live N' Play Green!

I wanted to share my kid's 3 picks  for the week... What we do with these words: “Say it with words & Show it with Pictures” We pick one of our Eco- Friendly words and create a picture and story to help the children understand the word. This works for all 4 of my kids from 13 to 2, they all enjoy this activity!

  1. Aquifer

  2. Biota

  3. Desertification

 

We picked BIOTA, my children drew a beautiful picture of the Rain Forest and Monkeys!

My dad, who also lives in NC part-time, was a little ahead of the curve back in the late 70's, and tried selling synthetic fuel products, solar water heaters, and was organic farming--so I guess I caught the bug early on...the last time he visited he helped me make a couple of rainbarrels and a composter!

It would be so great to see this kind of development, if develop me must...THANK YOU for all you do for the Green, janeAnne!

thanks for running another great contest, janeAnne! You are the queen of green on activerain.

I'm a little late to chime in on this one, but I would advise everyone recommending small 1 or 2 acre plots that you are reinventing sprawl and suburbia. As a society we've been there and done that. Ask Atlanta, Houston, or LA residents how well that's worked out for them.
