In these times of multiple offers for every home I list. I find that buyers and their agents are getting creative here in the Manchester NH area. An offer on my new listing read just like this, " Buyer to pay $10,000 over appraised value."
So, what is the problem you may ask?
The problem is that there was no sale price. It was blank with an " * " - where in the comments it read, " Buyer to pay $10,000 over appraised value."
The problem continues as you do not know what value an appraiser will put on that home. It could be exact, could be high or even too low of a value.
With multiple offers, it is common to ask all buyers for their highest and best offer. This buyer was asked to "re-phrase" their offer to state a number. They balked. They said it was illegal not to take an offer and refused to add an offering amount.
The offer itself may not be illegal, but it is not smart. All offers are always presented to the seller. This offer though, leaves an unknown to the seller who would not know what the offer was until it was appraised. There is no doubt you know where this story is heading. All offers were presented to the seller. The seller balked at the offer without an offer amount. They narrowed it down to 2 offers and chose the best one. That particular offer was rejected.
In Summary, the buyer agent did not give any help to their buyer with such poor advice. An offer should state an amount. The seller on the other hand was very happy with marketing, happy with all the offers and happy I went over each one. The home is under contract and the seller has already referred 2 friends to me.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
