How is the Virus affecting Real Estate and what to do about it

A common question is how am I doing in Real Estate doing amid the Corona Virus? Some seem to be surprised how busy I am here in the Manchester NH area. Especially other agents whose businesses have all but dried up. 

 

It is no coincidence that I am busy. As I wrote about my blog "The future of Real Estate post Covid 19", there was plenty of planning. Some that required more planning. Sitting and waiting is not a solid plan. 

 

Real Estate came to a stop here NH. It was not until the first week in June we were cleared to start up again. Many were beside themselves knowing that the busiest time of Year for Real Estate in NH is April to June. 

 

SO what did I do different? First off i made myself available. I learned quickly that many would be buyers and sellers had questions. (lots of them too). I took the time to talk to everyone who reached out. I gave them straight answers. I gave them real time market information. I gave them hope.

 

I would break those thinking of Selling homes into different categories. Those who had to sell vs. those who wanted to sell. Those that had to sell included sellers that were re-locating to another area for work. Those older sellers who needed homes all on 1 level. There was also some not so happy reasons like they lost their job. That their was a divorce, sickness and sometimes death in the family. Those that NEEDED to sell were ready to list right here and right now. I listed them and sold them quickly to many peoples surprise.

 

I then came upon another niche. There was many sellers that planned to sell that were scared. They were not sure if there was any buyers. They were not sure it was safe to let people in their home. They were not sure if it was safe to look at a new home for them. They were not even sure if there were any homes to go look at. I found by talking to them, i gave them the answers they needed. Many times providing comfort and easing their fears.

 

I listed, I sold and then repeated the process. There was new ways to sell homes i needed to learn. Being cautious. Protecting myself and others. 

 

 

In Summary, the hardest part of selling real estate this summer is having enough real estate to sell. Many sellers were and are so afraid they are standing still. Meeting these sellers is my challenge and goal. Most of the time it is through a referral from someone who I helped or sold their home. Many sellers turn to online and are lead astray. I am often asked my wish, and that would be that all local sellers reach out to me first. Ask questions. Get answers and know their choices. 

 

 

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Incidentally, I have been having more clients want me to actually make decisions for them - as if they feel helpless. I throw it back on them of course, but only with the most thorough guidance I can give.

I am right there with you Scott.  Making adjustments and being in front of the curve.  We cannot sit back and wait.  I recall one realtor friend gasping at all the supplies I purchased - gloves, masks, hand sanitizer, booties, etc. It is all being used with my listings and I will soon need to order more. We must be prepared to move forward and be there for people who need us.
