I've seen posts and U-Tube video's making fun of bad real estate pictures.  This evening, I found myself5799 Oak Hollow Circle, Bryan goat in holding pen seriously considering using a picture that I know would cause a lot of people and Realtor's to wonder....WHAT is she selling????  

However, I really like this picture.  Our MLS allows us to post a maximum of 8 pictures. With a nicely updated house on 3.69 acres, I am not able to show off all of the great features.   So, I want to post pictures that will generate enough interest that a buyer prospect will actually pick up the phone and call. 

Put yourself in the buyers shoes... Buyers frequently see the same types of pictures over and over.   What can a Realtor do to create the extra appeal?  To make them linger on the listing just for a few extra moments?   

I try to take pictures that reflect the "personality of the property" that is for sale.   

I liked this picture...it is different.  The ability to have animals is one of the biggest "selling points" of this house, 5799 Oak Hollow Circle, Bryan, TX.  This picture shows there are some pipe fences and a shady pen.  It allows a buyer to see that this home could work for someone that had kids in 4-H or FFA.   Some people think goats are cute and would love to live somewhere they can have goats, chickens, horses, a calf, what ever.  For them, I hope this would make them realize this house might work.  This picture accompanies 7 other pictures.  In the caption associated with this photograph, I mention that additional photos of the interior of the house and the property are available. 

Do you try to take pictures that reflect the personality of the property?  Would you think I was insane if I used this as the primary picture?

Well......  The point of the pics on MLS is for a house not an animal.  In my area,  there is a lot on the market so if I had to scroll through a ton of listings  I may just scroll right past yours.  I get your point about the feature of this house is ability to have animals but I think I would make it the 2nd picture or 3rd or 4th.....or 8th.

The Kitchen will sell a house more than animals!...Bedrooms, bathrooms, updates etc, these sell a house.  These need to go 1st, in my opinion.

I wouldn't make it the feature picture. Your points are well made, but as a buyer I would want to see the house primarily. Include the picture with 7 other quality photos of the exterior and interior of the house.

Our MLS rules are the primary photo must be of the house, preferably exterior front elevation.

Cute idea about using the animals, but definitely not as the main picture. If I were to use this picture, I might use it as a faded background for a flyer and have the main pictures on top in full color. Just a thought.

we wouldn't be able to use that as the main pic in our mls.       very cute pic, and definitely could be one of the 'additional' pics.  (we use pics of horses in the paddocks to show off the land,...)

Marlene, You are correct.  I actually have it as the 8th picture...inviting them to request more pictures.  Several of the pictures relate to the horse aspect of the home.  True horse property is in demand in my area.  The average horse person, in this price range, spends so much time with their horses that the kitchen is frequently an afterthought....ie...does it have a microwave?     

Also, compared to properties in the similar price range, this house is only going to be of interest to people that want to have the animals.  For the same amount of money there are nicer houses on smaller acreage - which is essentially just a big yard. 

Joellen, after thinking about it, I didn't make it the feature picture.  I do appreciate the feedback and it I'll certainly be applying it to houses in town.

Naa..Naaa.  Hey just like th Aflack commercials with the goat and the duck. What do a goat and a duck have to do with insurance? Absolutely nothing!  But it sells and it has made them one of the biggest.  I think it is worth a try.

I don't think I would use it as the main picture, but I love including it in the additional pictures.  It is very cute, and will likely make someone smile if nothing else, and that's never a bad thing.  My husband would love to have a home where we could have goats.

Sondra, I really appreciate someone truly trying to think differently about common situations. Well done.

The pic is cute and is quitely likely to gain attention provided you don't mind potential buyers unconsciously labeling your listing as 'the goat house'. ;)

I might not use it as the main pic...but perhaps the second?

Anyway, kudos for creative thinking.

Love the photo! In our MLS, for residential we need a photo of the home as the primary photo. There is nothing to prohibit you from using the photo as the primary on other sites. Many listings on other sites don't even have photos!

I too was going to point out the Affleck effect - they've made billions off a duck. Why not a goat?

Hi Trey, after thinking it over that night, I decided my owner would probably kill me if I choose a picture with the goat as a feature picture.  -- she is a horse person after all. 

Christine, It is nice being able to have a place where you can have an assortment of animals.  The owner set up a chicken coop just outside her little boys bedroom window.  So, from insidet he house, he was able to watch the chicks as they grew....and are now laying lots of eggs. 

Bryce, lol....even worse, I'd hate to become the goat Realtor.  Based on my initial response to the house, my first round of pictures that I used has worked well. 

Hi Debbie, when I sold this sellers last house, I was able to get a great picture of her horses grazing in the pasture in front of the house.  Wish I could have done it this time, but the pastures are laid out differently.  You and Trey certainly have a point about the Affleck effect.
