        Seton Parc Subdivision is a small community between Platt Street and the St. Charles Parish line. You enter it as you pass Woodlake Estates and take a left on Seton Parc Blvd. 

          Most of the streets are Saint Streets. St. Thomas, St. Ann, St. Elizabeth, St. Blase, St. Paul, St. Bridget, St. John, St. James, and St. Christopher.

         The average size was between 2000 sq. ft. and 3000 sq. ft homes. There are some larger homes but none of these sold. Having 5 sales in a neighborhood means people like and stay over time.e average price in the last 500 days was between 200k-300k with 5 sales in the area. 

         One of the things I really noticed was the large amount of Acadian Style homes that were very popular when homes were built in Seton Parc. Most of the homes were built in the 1990’s when that was a very popular style for Louisiana. The yards are decent sizes. 60×120 with some having larger lots. Most of the homes have garages.

          The other thing I noticed is that most of the homes sold pretty quickly and did not stay on the market very long. Looks like the vast majority of homes have been well taken care of over the last 20 years.

        Flood insurance is cheap and the area has never flooded.
