Simply put, a home inspection is a visual examination of both the physical structure and major systems of the entire home,

Including:

  • walls
  • ceilings
  • floors
  • windows
  • doors
  • decks
  • the roof
  • the foundation
  • insulation and ventilation
  • chimney
  • plumbing,
  • electrical system 
  • heating and air conditioning

It is not an appraisal to validate the value of a home or a pass/fail exam.

A third party inspector will give a report on the physical condition and suggest repairs (if there are any). Knowing the true condition of a home can bring peace of mind to both buyers and sellers; one less hurdle in the home buying and selling process.

The advantage  of a home inspection is that it offers buyers to become familiar with the home and learn about mainenance to help in its upkeep.

Although not required, it is recommended that buyers be present during the inspection. This allows them to observe the inspection, ask questions about the condition of the home, and receive an objective opinion from a certified independent home inspector.

When I bought my home, this inspection brought out some interesting and good points.  But one bad thing, he didn't catch or realize the one room had an improper roof and the same room had no insulation.  I'm no roofer, so I didn't realize the roof was not built properly, but HE should have caught that problem.  That same room had no insulation.  After moving in, we realized the room was always hot, but we thought that was because it had a lot of windows.  When we rebuilt the room because the roof was leaking, we discovered the lack of ANY insulation. I'm not sure he could have known that, but maybe should have realized the room was too warm, but he should have caught the roof problem.
