Quarter 3 - 2020
For a community with some 900 homes, the 13 homes listed for sale in Crismark in the third quarter of 2020 were a drop in the bucket. Just 10 homes sold in Crismark in the third quarter (five fewer homes than in the same quarter one year ago). The number of new listings also dropped year-over-year to 13 homes.
Average sale price of homes in Crismark in the third quarter was $334,035 and the median sale price was $326,450. Price per square foot averaged just under $118/square foot. Average and median sale and listing prices were up significantly in Quarter 3, 2020 with average sale prices up 19.54% and median sale price up 10.17%.
Crismark homes sold at 99.2% of listing price. Buyers had virtually no room to negotiate on price in this popular community in the third quarter with the median sale to list price ratio at 100%.
As the third quarter 2020 ended, no homes were listed for sale and three homes were under contract.

CRISMARK: A GREAT & AFFORDABLE NEIGHBORHOOD WITH SOMETHING FOR EVERYONE:
Crismark neighborhood residents enjoy two pools and clubhouses, tennis courts, a soccer field, walking trails, and playground--a country club lifestyle without the country club cost.
One of the largest neighborhoods in Indian Trail with about 900 homes, Crismark homes range in price from the $230,000's to the low $400,000's. Average selling price in the past 12 months has been just approximately $278,000. Homes range in size from under 1,800 square feet to 4,000 square feet and feature three bedrooms up to six bedrooms. In other words... something for everyone from first time buyerS to empty nesters to young families.
The average age of recently sold homes in the community is 14 years, with some of the sold homes built as early as 2002 and others as recently as 2015. Builders in the community included a mix of both production and custom builders: Cambridge Homes, Eastwood, Edwards Construction, Dublin Homes, Westport Homes. Bonterra Builders developed the Enclave section of Crismark where home prices average just under $420,000.

Schools attended by Crismark children include the highly rated Hemby Bridge Elementary School, Porter Ridge Middle School, and Porter Ridge High School. And did you know that Indian Trail's Porter Ridge Middle School is ranked in the top 20 middle schools in the Charlotte metro area?
