A few weeks before settlement, my seller shared with the new buyers. this list of...

 

''Important Miscellaneous Information

 

  1.      Furnace filters:
    1.       Change every 3-4 months, using No. 4 filters (Home Depot).
    2.      The receptacle is located on the wall adjacent to the furnace closet across from the thermostat.
    3.       Date of last replacement on the door frame.
  2.      The heater in utility closet – porch; on the back wall near floor:
    1.       In November – turn up to midpoint (to prevent pipes from freezing).
    2.      In April – turn off completely to save energy.
  3.      Water purifier for refrigerator:
    1.       Receptacle about the upper shelf in the refrigerator on the right side.
    2.      Look for a message on the door panel for time to order, then replace it (date of last replacement on receptacle).
    3.       Obtain from Amazon.
  4.      Smoke detectors
    1.       Located in bedrooms and living room.
    2.       Will beep when they need a new 9-volt battery.
    3.       If concerned about climbing on a ladder to replace them, the fire department will do so free of charge (I did leave my tall ladder in the pantry for you!).
  5.      Floorcare
    1.       Bathroom floor - clean with mild vinegar and water solution (use a green spray bottle in cabinet). No need to rinse off.
    2.      Wood floor – clean with Bona and appropriate applicator (no need to rinse or shine; avoid water and soap).
  6.      Windows
    1.       Several of them have foam insulation strips in the tracks to reduce air leakage in winter.
    2.      Extra foam roll in pantry.
    3.       Check front windows for complete closure if there is a heavy rainstorm from that side of the building.
  7.      Neighbor information
    1.     Neighbor 1- He is handy and helpful!
    2.     Neighbor 2-- Condo Board for the group of the first buildings.
    3.     You will very rarely see or hear anyone on this floor!
    4.     When you receive the electronic link to the condo website, you will obtain their current contact information.
  8.      Stairways
    1.       The stairs next to my unit are convenient for entering and exiting the building or garage; however, 59 steps!
    2.      If you exit the door to the street from the stairway, the door will automatically lock. Take your key or re-enter through the garage or front door.
  9.      Recycling center
    1.       Between the wooden enclosure.
    2.       Only paper, bottles, and metal (per country regulations).
    3.       Pick-up on alternate days with trash (Tues/Fri).
  10.   Trash/garbage
    1.       Suggest using plastic bags with secure closure.
    2.       The room is located in the back hallway.
    3.       Pick-up on usually Fridays.
  11.   Hall & stairwell maintenance – weekly
    1.       Watch-out for workmen in the stairwell, particularly on “landing” outside of (workers in the attic); usually, no warning signs; therefore, open door with caution!
  12.   Mail delivery – usually late afternoon; postman is very nice (will take packages that go back to post office)
  13.   General package delivery
    1.       Items usually placed on the table in the lobby or the nearby floor, unless you specify delivery to your door (Amazon is great with this; UPS sometimes)
    2.      Walgreens accepts Fed Ex packages
    3.       2 curbside boxes on parking strip near the building and take small and flat packages only
  14.   Codes you will need
    1.       Lower gate
    2.       Sync your transponder to your car
    3.       For building entrance code, you will need to reset the current one through Residential Realty
    4.      For garage code, reset that as well (but not sure how)

That's helpful and rather succinct.  I had clients one time who wanted to leave a tome and part of it was how they should mow the neighbors lawn.  After all, that's what they themselves had done.  It was a literal binder of everything they had ever done.

Well done seller!

I've personally sold three homes and each time I've included a binder with anything and everything I could regarding the home, the appliances, the area.

I have recommended this to each of my clients over the years. Having this binder available for showings can really impress potential buyers!

It is obviously much easier for those of us who are organized. I keep all the manuals and paperwork for everything so it is easy for me to include them.
