How much are you willing to pay for convenience? You want it now. You want it easy. You want it all... BUT, in Real Estate, how much convenience cost you?
In life the old saying is "If it sounds too good to be true, it usually is." That comes in Real Estate too. You may have heard these advertising jingles. Can sell your house in 30 days guaranteed. If we can not sell it we will buy it. Get a guaranteed higher offer than the asking price when you list with us. We can list your home at a discount.
Before I tell you a story about a hard lesson one seller learned. Lets take a look at these advertising wonders. "Or should I say blunders"
Can sell your house in 30 days guaranteed. And if they do not sell it, what is teh guarantee. Well they will list for another month of course and try again.
If we can not sell your home, we will buy it. Sure, 25 to 50% off what it is worth. Why would they even try to sell it?
Get a guaranteed higher offer than the asking price when you list with us. Sure, we will list your home below what it is worth, offers come in for where it should be and we were right, they are higher than asking price. Wait, they under priced your home and celebrate when offers come in higher. Nothing but a waste of time playing games. List where it should be on day 1.
We can list your home at a discount. Remember the old saying, you get what you pay for. Sure you are only paying 1% to list. It is not about what you pay, it is about what you get for what you pay. Meaning if a full service agent gets you the best obtainable price in the quickest amount of time, they are well worth hiring. Making more is better than saving more.
CHECK OUT THIS SELLER: Lets set the scene. A home owner wants to sell their house. They see an add for "a big company" who will buy their home. Charge them no fees and close when the seller wants. Easy, convenient and fast. Sound good? Yes but then here comes the "BUT." At what cost to the home owner does this convenience come?
Lets take a look at a proposed sale. The sellers home is worth $300,000 if listed and sold traditionally with a local full service agency. The seller will gross about $285,000 for the sale.
Lets say a couple of these "we buy your home for cash companies" make you cash offers. Lets say the best offer is 75% of what your home is worth. The seller will receive about $225,000 at closing.
The bottom line is listing with us would have got them $285,000. The seller trying to save money only got $225,000. They saved $15,000 on a commission but lost $60,000 on profit by selling to a "we pay cash for your home company.
The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process.
