I always recommend getting a pre-listing home inspection before listing a house for sale. This will eliminate surprises after you have gone under contract with a buyer. At a minimum you should take a thourough and objective look around your house and reapir any obvious discrepancies that might be a concern for a buyer.
One of the most common problems can be found at the outside AC unit where the insulation around the refrigerant lines deteriorates. This is an easy and inexpensive fix that almost always comes up during home inspections.
