The IDX feed may be hurting the consumer in that the information is becoming to readily available. Many aggregate site just pull the information into a national source and then distribute it in a bait and switch manner. As a listing agent it is prudent to market and get as much exposure as possible. The automation of the IDX has created an misconception that there are other homes out there. To serve the consumer it is best for each client to focus on obtaining a good picture of what they can afford, the features they need and the area they wish to live in. There seems to be a goose chase environment that has created an analysis paralysis for home buyers.

The data is dated most of the time.....I can not tell you how many calls I get on properties that have been under agreement or sold months ago...and try to tell someone the information is not accurate.

Consumers are starting to realize this themselves. Take a look at REindex.com and see what one broker has been doing for other brokers for 8 years. Only listing agents and only their websites - no IDX - and it is free.

It is not that the information is wanted to held back, just the rampant use from sources that are connected with the ability to service customer on Real Estate related issues.
