Anyone that has ever written a blog about attracting For Sale By Owners, as a source for listings has made the following statements. Your Local Realtors: Know the market, posses an educational and experience edge, We network with others who may have the perfect buyer for your home, Our advertising is far reaching, we bring confidence and negotiating skills to the table, we handle the necessary disclosures, and other paper work and we have the technology to keep a deal on tract.

But maybe the biggest thing in today's market (of increased inventory & consumer's thinking there are bargains galore) is to be your 24/7 spam blocker. We call for showing instructions, do our best to accommodate your schedule and show the property while you are doing the job that allows you to afford your home. We don't ask you to hang around while the same potential buyers look at it again for the forth time (so the baby sitter can have a peek). We wouldn't make a habit of calling you at 8:30pm on a school night to see if you would consider leaving the lawn mower just in case we sell our other house and still want to buy yours. And we wouldn't show up at your door on Sunday morning (unannounced) with the Fickle family from Fremont, to see the property even though we know it's way out of their price range.

These are promises my brothers' and sisters' in the real estate business will make to you, so go on with your life and let us handle the spam.

Thanks Linda, We do have to show the consumer what services we bring to the table and time for seller to live their lives is as important as any amount of money they think they may be saving (even if in reality they are not) by doing it themselves. Steve

Marie, Time to break free of the mundane, I think the tale is wagging the dog not the other way around, people want to be fed, loved and sleep in late on Sundays..and I'll let them do that undisturbed (wouldn't you).  Steve

Great post Steve and you are dead on.  My question is how do you handle the FSBO's that want to increase the price of their home to included their cost for adverising (that didn't get them anywhere).  I know what I would *call* them, but that would be a blog all unto itself.

I tell my soon to be clients that the data I have come up with is where I feel they need to be price wise and further over the years I have average a 95% sales price to asking price ratio.  So they can take my advice or keep being so smart about not their property (that they haven't sold yet). Latonia, feel free to use what ever you feel is appropriate to help your next presentation to a FSBO, they don't understand the time and disappointment involved in showing property that doesn't go to contract or the issues that arise once into a P&S. Thanks for the comment. Steve

I prefer FSBO sites, but not real estate agency. Agents take commissions and it is cheaper that money to sell your property at FSBO site. I saw many sites, but I think Fizber was the best. There are many services that can help sellers and buyers like real estate forms at http://www.fizber.com/real-estate-forms.htm for sellers or http://schools.fizber.com/ for buyers.
