Here is the most recent Gilbert Real Estate Housing Market Report for October 2020:
 
The average sales price of homes in Gilbert dropped a little on October, but the price per square foot continues to edge closer to $200. Days on market has also continued to decrease down to 28 DOM, which is extremely low. Gilbert home sales are way higher than in October of last year (24.4%), which I believe may have something to do with the COVID-19 pandemic extending the summer home sales season, and the continued high demand for homes in the Phoenix Metropolitan area. The number of new listings is almost exactly the same as October of last year, down just -0.2%. The number of active listings remains significantly lower than October of last year.
 
The lack of listings continues to drive demand and home prices higher. Home values in Gilbert have increased an average of 17.8% since October of 2019. With interest rates remaining right around 3.0%, there still looks to be more buyers looking to purchase heading into the winter.
