Here is the most recent Ahwatukee Real Estate Housing Market Report for November 2020:
 
The average sales price of homes in Ahwatukee dropped back down after approaching $500,000 in October, while the price per square foot lowered from $212 to $210. Days on market increased for the second straight month, from 31 in September to 39 by November. It's pretty typical for this time of year, and at 39, the DOM is still very low, which means homes in Ahwatukee are still selling fast.
 
Ahwatukee home sales are way higher than in November of last year, up 24.0%. I believe this may have something to do with the COVID-19 pandemic extending the summer home sales season into the fall, and the continued high demand for homes in the Phoenix Metropolitan area. The number of new listings increased 10.9% from November of last year, which can only help with the current lack of Ahwatukee homes for sale. The number of active listings still remains significantly lower than November of last year, at -24.1%.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Ahwatukee have increased an average of 19.9% since November of 2019, which is amazing growth. With interest rates remaining around 3.0%, there still should be more buyers looking to purchase heading into the winter, which is typically not the case for this time of year.
