Submarket Information

West Hialeah is the western portion of Hialeah, serving as one of two industrial submarkets in the city. The submarket is split from its eastern counterpart via the Palmetto Highway with W Okeechobee Road, the Ronald Reagan Highway, and I-75 serving as other major thoroughfares lining the submarket's borders. Having several major roadways accessible from the region, the area offers excellent real estate options for businesses looking to establish a presence in the area. West Hialeah also offers a relatively more affordable option, especially when compared to similar neighborhoods in the region.

The city has annexed significant land areas, which now serves as West Hialeah and is prime for significant development thanks to its ample pricing and extensive open land areas. Currently, supply in the submarket comprises older commercial real estate built during the early industrial years of the city. These street-level manufacturing structures have since been repurposed as warehouses or logistics facilities to service the diverging demand for commercial real estate in the region. One downside, though, is that these properties are not as efficient as modern big-box facilities.

For those looking to purchase in West Hialeah, there are lots of good opportunities close to the Palmetto Expressway. These facilities are a bit dated but provide adequate staging sites for logistics companies and other similar businesses looking to establish a presence in Miami-Dade County. Newer developments that feature multi-tenant business park designs are mostly available for rent and include the Countyline Corporate Park and other similar business parks.
