Virtual Listing Consultations - Where There’s a Will, There IS a Way!
I shared this weekend about our wonderful family gathering for Christmas for which we bubbled in preparation. Along those same lines, I tell sellers that preparation is key to getting top dollar in the shortest amount of time for their homes. As well, pricing is key and, of course, hiring the right Realtor®)!
Well, this story goes beyond the normal preparation…
A little over a week prior to Christmas, I got a call from a seller who had been referred to him by one of my best referral clients. He had been interviewing agents and was about to make a decision when my client suggested he give me a call.
We had a very brief conversation. The seller wanted to meet right away and make a decision on listing his home in SouthPark. I told him I could meet yesterday, 12/26 but, that was my first available.
I decided to be upfront with him and tell him that I am bubbling for family on Christmas. Why not start off with [what some would consider] a politically-charged pandemic comment, right? Because his property is now vacant, I suggested he leave a key for me, let me go by the property alone and FaceTime with him there.
He said he hadn’t even thought of that but, that he happens to have a lockbox on the door already - one that he left for his contractor who had done a few minor repairs. He gave me the code and the rest is history!
My contractor will be starting renovations tomorrow and our mission is to have this one ready for a Valentine’s Day meet-the-public début! 💖
Yes, preparation is key to any successful project, no matter what the theme may be. Just as my new seller needs time to prep, my family needed time to prep as well by avoiding ‘in person’ visits/appointments for 10 days.
What I learned from this seller is that he will be a dream to work with - he respected my self-imposed boundaries right from the beginning. As well, he agreed to prepare his home as is necessary to garner top dollar and in a short period of time.
