Update: 12/30/20 - This home was to close on Jan 15, 2021. The buyer was hoping we could accommodate a closing on or before December 30th. This is when her rental was up. We worked hard to accommodate the buyer on this request. All parties (buyer and seller) are important and I was happy my seller agreed. I have only closed on 2 homes on the last day of the year. Coincidently, it was this same house that closed on New Year's Eve four years ago! My seller was the buyer at that time! This home was in contract for only 8 days. This is my personal record for fastest closing. We waited 5 days to review all the offers and give everyone a fair shot at the home otherwise this could have been on market from the list to close for only 9 total days. All offers were over the asking price.
Note: This home received the first offer in the coming soon phase (Thursday 12/17). As I set up each appointment for a private viewing, I informed the agent that this home could not be rented out. The community has a rent restriction of no more than 20% which is already in force. I also put this in the counteroffer addendum so that there would be no confusion over what the community restrictions are. Additionally, I let each agent know that we would be accepting all offers for review up to 5:00 pm on Monday, December 21. By Tuesday the 22nd, we would have an answer to them.
Four more offers, all above asking came in from Saturday thru Sunday. I met with the seller on Monday evening to go over all the offers. The seller took the cleanest cash offer. On Tuesday, I called every agent who submitted an offer. I also asked them if they wanted to be a backup. So far we have one backup offer. I am so happy for my seller. Now she can enjoy the holidays with no stress.
