Corpus Christi TX Housing Reports Nov 2020
Corpus Christi's Housing Market has been On Fire to say the Least. Earlier in the year of 2020 we all thought the housing market was going to be a bust, but it turned out to be just the opposite. Here are the numbers for November 2020 for the Corpus Christi Housing Market.
The Median Price is $235,000 which is up 21% over November 2019. There is only 2 months of Inventory making it harder for buyers to be able to have a choice if they really need to purchase. This is Compared to 4.2 months of inventory in November 2019. Active Listings are down 45.4% with only 743 Active listings on the Market in the Corpus Christi Area. This includes all areas of Corpus Christi including the Island and Calallen. The Price Distribution has changed drastically this year with homes under $100,000 being the smallest percentage at 4.6%. It is hard to find something under $150,000 that does not need any work. Closed Sales are Up 27.8% with 336 closed sales in November 2020. Homes between $200,000 - $300,000 make up the largest price distribution at 39% with homes between $100,000 - $200,000 coming in 2nd at 29.5%.
These numbers are for November 2020 and the December numbers should be coming out in a few weeks.
Don't be discouraged by these numbers. Most people are working on New Years Resolutions and one of those will be to buy and sell their homes. There will be more inventory coming on the market soon. Interest rates are lower than they have ever been since my time starting my Real Estate Career in 2003.
