OK OK this is my Top 10 Home Buyer Wish List and it was not put together by some Real Estate Think Tank but is mine and I am a REALTOR® so it counts for something. Here we go...
If it were a perfect world for Home Buyers these things on the following wish/dream list that I have put together would actually come true. Yet...some really are acheivable and are not a fantasy! Ask me about them.

First Time Home Buyers Can Dream Can't They?
Home Buyers Dream "Wish List"
1. Mortgage- Home Buyers love the continuing low mortgage rate loans near historic lows. Below 3%...Yes! (This available NOW)
2. Closing costs- How about sellers throwing in the Buyers closing costs. limiting cash out of pocket. Nice!
3. Student Loan and Day Care- Maybe have our Government pay off the educational loans of buyers and free day care would help also?
4. Bank of Mom and Dad- The Bank of Mom and Dad offers to give a move in gift for furniture and new stainless appliances would be nice too! Down Payment also?...getting giddy now!

5. Home Warranty- Buyers are offered a free home warranty by the Seller!
6. Move in Allowance- The Seller offers a $5,000 credit for new carpets and paint. Very cool.
7. Neighborhood welcome party- The new neighbors have a cook out welcoming you to the HOOD.
8. Your city offers a free grant for first time home buyers- Free grants still exist...free is good...ask your REALTOR® if you may qualify
9. $0 Down payment because the home is in a designated rural area (USDA Loans) or you are a veteran (VA Loan)...worth asking
10. 85+ Inch Digital TV Set- Your brother in law just bought a humongous TV set that is too big for his downtown condo so he wants to give it to you for your new home...Very nice! (It could happen...just saying)

The wish list? It could happen. Could all 10 happen on a single home purchase? Yes, but the odds may be closer to winning the lottery. Your brother in law giving you his 86 inch new television could be the most difficult...Just sayin...
