  • Submit your Seller & Buyer Systems to Rich Jacobson in a single attachment Word Document or similar format. Any and all entries may be published on the official Makeover2Takeover Blog.
  • Be very thorough and detailed in creating your systems. Remember that you will be incorporating these into your own business for all future transactions. 
  • Entries will be judged on format, completeness, and creativity

This was a week of real collaboration for the Jedi Team, and we're going to take it a step farther.  Margaret is posting the following excerpts from the opening of our entry, and Karen is posting the wrap-up when she gets a chance.

MERGER OF SYSTEMS - Hi-Tech and Hi-Touch
by the Jedi Team, Margaret Woda (Mentor) and Karen Luke (Apprentice) 

You know exactly what to expect when you load your dishes in the dishwasher and push the "start" button.  You just walk away and forget about it for an hour because you know that water will fill the machine, a wash cycle will run to dispense the soap and water over and around the contents, dirty water will empty out, clean rinse water will fill the machine...    

And that's how I want my real estate systems to work for me.  I want them to be "automatic" like my dishwasher!  Margaret achieves this through the automated Action Plans of Top Producer.

As much as I would like to have and use the tools my mentor relies upon, my contact management database is MS Outlook, at least for now.  My Action Plans are not automated.   

Think "Dentist Appointment".   When you go to the dentist for your periodic hygienist appointment, you know exactly what to expect.  That's because the hygienist performs the same steps in the same order for every person who sits in her chair, day in and day out, week after week, month after month.  By the time you walk out the door, you know your teeth and smile will sparkle.  THAT better describes how my follow-up systems work! 

Just like the dental hygienist, I know what has to be done and I do it, albeit the old-fashioned way - one task at a time.  It's my "hi-touch" system.

 

Yet, just because my mentor and I use different delivery methods for our systems doesn't mean I can't benefit from her experience and adapt her systems to my delivery method.   

 

That is OUR challenge within Challenge 5 this week - to merge Margaret's Hi-Tech Systems
 and my Hi-Touch Systems to optimize my time and efforts -
and restore balance to my life.

Hi Margaret and Karen, Congratulations for another week under our belts! I'm so looking forward to sleeping tomorrow. I'll take a nap after I get up, after I get dressed, after I eat, after I take a nap. Wow. sounds like I won't be up much! Have a restful day!

I had a quick question.  I am having a hard time keeping up with this blog.  I think it is hard to ready when all folks are tagging posts in different ways.  Are you presentations uploaded to this blog or does that happen when a winner is picked?  I am confussed!

Hi Ladies...

Another week down, whew.  Lots of midnight oil on this one.  My also are totally automated and I've spent years developing a policy & procedures manual, you would have though it would have been a cake walk...NOT.  Lots of time with Superstar Josh, just because I'm used to them, does not mean he is.  I was hoping for the first back to back wins of the contest???

Responding to the above comment, yes it's hard for us to find all the entries, or pieces of them after each challenge...not sure how to correct that (let Rich know what you think)...he is the man in charge.

Look on Monday for the winner of that weeks challange and then watch each team member of the winning team's post for the next week.  They will be posting parts of the entry and some a link to the whole entry.  That's the best I can offer.

All Team Members...any suggestions here???  It would help us all.  To post a link to a word doc. you have to host it somewhere and have a URL to get the whole entry.  I just found someone to host mine and will be posting links to the entire entry.  Liz

Just to pipe in here regarding Team Newington's question.  All the entries aren't published - and I'm not sure they should be.  The MOST interested readers would probably be competitors of the author, not the general membership of ActiveRain.  I'm more than happy to share my proprietary listing and sale packages with my apprentice, but NOT my competitors - publishing our entries on ActiveRain does exactly that. 

Yet, without publishing entire entries, there's a lot we CAN share with ActiveRain membership - and I think participants are doing that to the extent they have any time.  The truth is that this contest is extremely time-consuming, and there's business to be done as well as families to love.  I'm pretty sure most of us will be posting more about our entries after the contest is over, when we get our lives back.  So check back, as the contest unfolds.

Margaret-   I agree, I understand, and I can appreciate your sentiments.  We work in a competitive business, and a person should understand this.  Nevertheless, thank-you for what you do share!  For almost four years I have fought to learn what I have learned about real estate.  I wish I would have had a mentor earlier in my career, it could have saved me hours, days, weeks, even years of frustration and wasted time and money.  Even now, it would be nice to have someone to go to.  Activerain is currently my source for this in many ways.

Aaron, I've never had a mentor, continuing ed class, or real estate coach that compares with the membership of ActiveRain.  Just this morning, after I finished making my first video for accompanying a long distance listing presentation - where did I go to find out what to do next?  ActiveRain's Brad Andersohn, of course.  He was so helpful and generous with his time, saving me hours of trial and error.
