Today's Zoom call with John DL Arendsen was fantastic! John started off with a catchy song to wake us all up and get ready to learn A LOT of good information about Accessory Dwelling Units (ADU). Here in the Phoenix area these little homes are called Casita's or Guest Homes. I was very interested in attending this zoom meeting as we had recently closed on a property where the client wanted to build out an existing building behind the main home and turn it into a casita. I knew the basics of where to get started and sent them to the right people. There were a few issues with the city in the process but we were able to get them solved and the property was completed. They are now living in their Casita and love it!
I was very interested to hear more details on the process of building ADU's from start to finish. And I had read many of John's posts over the years but never had talked to him personally about the process. What an opportunity it was to see him and gain from his years and years of experience of building ADU's. He is a gold mine of information!
Wow! I came out of the Zoom meeting with 2 pages of notes! It all makes much more sense to me now. Here a just a few of the topics he covered: the difference of Site Built ADU's VS Off Site ADU's, floor area ratios, handling setback, easements, & utilities, architecture style of main home must be similar to the ADU, the need to basically upgrade the plumping, electrical service, water pressure system, gas lines and the why's. John's presentation gave me a better understanding of the broader picture of things to think about when future clients are considering building an ADU. It is becoming more and more popular in or market today, especially with Multi-generation families living together but still wanting privacy for each member.
Great news! John will be returning at some point to give us another Tuesday zoom presentation sometime in March or so. At that time, we will have more time to ask questions and John will have more time for in-depth answers. Zoom is such a great way to go back and forth with the presenter and attendees!
On today's meeting we had over 43 attendees which I think is the biggest group we've had so far. I highly recommend attending the ActiveRain Zoom Meeting each and every Tuesday at 12:00 Central time. It's not only great to connect up with other Rainers weekly but we get a chance to learn from each other too. A win- win for all of us!
