The idea of buying a home can be extremely intimidating, especially if you're a first time homebuyer.  You have no idea where to start, and no idea who to ask for help.  Start with a Realtor.

Do an online search for agents that know that your marketplace.  Give them a call and see if you would feel comfortable house hunting with them. Another way to find a Realtor, is to ask a trusted friend if they know a good Realtor.  Or if you know a Realtor in another marketplace, ask them if they can recommend someone in yours.  No matter how you find your Realtor, make sure they know about current loan programs, interest rates and what the prices are in your area.  Make sure they are well versed in your regional sales contract and can look out for your interests every step of the way.

If you've found a Realtor worth keeping, the next thing they will tell you to do is consult a lender.  You need to know what price range you will be looking in for your home.  And if you've found a good lender, you'll notice they will tell you the maximum you qualify for, along with what range you should be shopping in for your IDEAL PAYMENT.  They will also do a rent vs. buy comparison to show you the tax benefit that makes owning a home such a great investment.

Before you know it, you'll be out looking for homes, eliminating the no's from the possibilities.  And once you find the one you want, your Realtor will be to help get from the point of writing an offer to the settlment table where you will get the keys to unlock the door to your new home.  When you've found the right agent, it will be a near seamless process that will make you wonder why you didn't do it sooner.

Don't wait to start your home search.  This is a buyer's market.  There is plenty to choose from, and the interest rates are low.
