"NAME THAT HOME"

Home Sellers Beware!  Many home buyers and real estate agents as they are looking at homes have a tendenacy to "NAME THAT HOME". This is usually not done to be negative about your home, but just a way to remember which one it was when they are trying to narrow their selections, however many names are NEGATIVE. "NASTY BATHROOM", "SMELLED LIKE PETS", "CREAKY FANS", "SOILED CARPETS", "DARK AND DINGY", you get the message.

So, why not use this to your advantage. How you ask, how about making sure that it is "NEAT AS A PIN" for the showing, the "UNCLUTTERED KITCHEN" maximize available counter space, "ROOMY CLOSETS" remove out of season clothing and shoes, "BRIGHT AND CHEERY" lighten up, open blinds, drapes, repaint any room beginning to look shabby, "INVITING ENTRY", clean or repaint that front door and sweep that porch often, its the first thing the buyers see, "NEATEST GARAGE EVER" discard virtually everything in the garage that hasn't been used for years and make use you can put your cars in it, "MANACURED YARD" trim trees and bushes, mend the fence, plant some flowers.

It's very important that your home shows well. We're also aware that it can't always be perfect. After all, you and your family do live there. Develope a routine that will allow you to pick up and be prepared to show without duress in 45 minutes or less. this means that certain things must be done in advance., beds should be made first thing in the morning, dirty dishes in the dishwasher as you use them, this will help when the call comes to show.

Prepare well for your showings!  Set the stage to make the best impression on each prospective buyer.

Doris:  It's amazing how many Listing Agents don't tell their clients this!  Even more amazing is with all of the publicity about getting your home ready to sell, Sellers don't do these very simple tasks!  When they do, it sells quicker--imagine that!!

THERE ARE SOME THINGS SELLERS CAN'T CONTROL LIKE SIZE YARD, THE BUILDING STYLE, OR THE LAYOUT OF THE HOME, BUT ANYTHING A SELLER CAN CONTROL AND WILL, THE SELLER WILL FIND THE HOME SELL QUICKLY AND FOR A HIGHER PRICE, WHEN THEY SHOW THEIR BEST!

Oh yes. I agree! I have not experienced photographing a house that was "completey" unkept, but I know some photographers who walked in a house that looked like it was a dump! (literally.)

Cool Post!  just today my client and I referred to this one particular home as "the disgusting home."  I later met with other clients from NY who didn't understand why their home has to be in mint condition down here in NC in order to sell.  "nobody cares about dirt and stuff that needs fixing in NY" they said. Guess it's just different all over the place!

Doris, Good advice!

As a listing agent, I have names for most of my homes. Sometimes it the area (The Finksburg home), the style(the cute cape cod),description (historic church), location(The Beltway house),Condition (The fixer-upper), size(The largest/smallest home in the area) ..........

Hi Doris, it's so true...we do name the homes. And most of the time the names aren't so flattering.  We looked at one the other day that we fondly now call the worm house. The bricks on the house look like they are full of worm holes.  It's really not bad, pretty nice house, but it did earn a funny name.

Best to try and make our listings earn a "good" name.

You could help your client's by having an eisle with a nice picture frame with a sign in it.  It could says,
