Here’s the Haddon Heights Real Estate market update for May 2008.  Pended units for May were down 1 and Sold units were up 2; listed units were up 4 versus May 2007.  This has led to a current inventory of 73 units.  Haddon Heights has been averaging 6 units sold per month which means there is currently 12 months worth of inventory in Haddon Heights.  This trails the overall Camden County market, which has 11 months worth of inventory.  Year to date listed units are up 15 (a 19.2% increase), pended units are up 15 (a 33.3% increase) and sold units are up 6 (a 17.1% increase).  See how this compares to the Camden County Market.

Over the last 3 years the average number of units pended and sold in May was approximately 10 & 7 respectively.  This May, there were 11 units pended and 7 sold.  The average Days on Market for the year is 97.  Haddon Heights is one of the few towns that has sold more properties year to date in 2008 then in 2007.  Part of the reason is the small size of Haddon Heights, nevertheless this is a bright spot for the town.

What does all this mean?  It means that Haddon Heights is a market to watch closely.  In other words, if you are thinking of buying or selling right now it’s important that you seek the advice of a full time professional realtor who can best advise you as to how to take advantage of this market.
