I ask my BUYERS to Drive their car when looking for homes!

Why and How do I do that? 

Well, THere are always a few appts that have to call you back to confirm, right?You explain to them, that you've made showing appts for all the homes we are going to see,  And it's amazing how much my phone rings, but I have to answer the calls, because it could be the alarm code for one of the houses that needed to call me back. So, I suggest they drive, because even though I am very muti-tasked, I find that my buyers get very nervous, (picture this)....with me answering my phone while driving, flipping through the pages to find the right home, to write the alarm code or showing instructions on, putting on my reading glasses so I can see the papers, still looking at the directions for the next home we're going to see, looking up to see where I'm driving, to make sure we don't pass the street, and answering the wife's question in the backseat, 'how many square feet was that last home we saw?"and "did that home have a ....?" "Is the next home smaller or larger" "Which home is the one we really liked?" etc.

So I explain, it's sooo much easier, if I sit in the backseat and give you directions, so you can get to know the neighborhoods and streets better by driving yourself. Then, when I have to write in any additional showing instructions , I'm not jeopardizing our safety by multi-tasking while driving, and I can answer your questions about previous houses, and explain about the next home we're going to see. If I have to call a listing agent to ask questions about a home, I can focus on her answer. WHen they make comments about what they do or don't like about the home, I always write it down on the fact sheet, so I remember their comments. It's definitly alot safer , and I can be more of service to them, explaining the next stop, or the last one, instead of having them scared that I'm going to get into an accident.

Okay, Stop laughing...how many of you go thru all that, while driving your clients around! And some of you aren't even good with directions, which makes it worse!!

We need to make our buyers comfortable, so after you explain it, let them decide!! It really is a better situation and less stressful for everyone. However, If they want me to drive, I WILL!

When I have a qualified buyer, I am not worried about the gas prices, I always have my buyers follow me in their own car.

I believe they need some "time out"  from me after or between  showings to make up their minds .

Pretty sneaky.  I have ridden with buyers before but not to save gas.  It usually had to do with a child seat already installed in their car.  With relocation buyers, and almost anytime we are looking at more than must a handful of homes, I push hard to drive in just one car.  I learn too much valuable info being in the car with them.  Plus it is nerve wracking to have to be tracking where they are all the time.

Anne and Penny, Some agents do that here too, but I honestly believe it's better to be in the same car to be able to talk with and hear the buyers share their feelings about the different homes.

Like Joe says, It sures gives us valuable information on their insight when they compare home to home, that we can use to help find them the perfect home! Plus, the more you get to know them, you can really start to narrow the search down, on which homes you feel they will or will not like. Then, you're saving them valuable time. (It's not just about the Gas?!)

I always explain what I wrote about, the Multi-tasking while driving, and ask them up front. If buyers are fine with that, I will drive. WIth so much traffic on the roads these days, I try not to be on my cell phone while driving.
