Durbin Crossing is a small non-gated development located in St Johns County to the south of Jacksonville FL. The community development district was established in 2003 and currently has over 2,500 single-family residences and townhomes.
The community has a CDD fee of between $1000-$3000 but also offers tons of amenities that are at both a north and South Community center. The north community center offers a 1,200 square foot social hall, 2 tennis courts, a basketball court, playground, and a 65,000-gallon family pool with kids splash park. The south community center offers a 3,740 square foot social hall, 4 tennis courts, a basketball court, playground, fitness center, beach volleyball court, a 165,000-gallon family pool with waterslides, and a separate kids pool.

Single-Family Homes are cheaper in this community than nearby Cimarrone or South Hampton. They range from the low to high $500,000s depending on the size of the home but supply is always limited with less than a handful on the market at any one time. Square footage ranges from 2,000-4000 for these homes. The CDD fee for homes in Durbin Crossing is $3000 with an additional $50 annual HOA fee.
Townhomes are another part of the Durbin Crossing community and there are several townhome sub-communities in this development. This includes Palisades at Durbin Crossing and The Durbin Crossing Townhomes which each have different CDD and HOA fees. Palisades CDD fee is around $1000 with quarterly HOA dues of $290. Durbin Crossing Townhomes have a CDD fee of around $1500 with HOA dues of $170 monthly. The townhomes in the development are roughly 1,500 sq ft.
