Getting your home ready to close the deal for the most money starts with knowing were to begin - and most often, that means, quite literally you have to paint the perfect sale. 

Things like wallpaper and paint color can significately influence buyers.  Warm neutral wall colors are a sure bet as well as removing dated wallpaper.  Stripping wallpaper can be both tricky and time consuming.  If not done correctly, you risk damaging the wall beneath.  In some cases, priming the wallpaper with an oil based or aklyd primer will seal the surface and allow you to paint over it with a water base paint.  Without priming, it will usually cause the edges to peel. 

An easy way to fill holes left by removing pictures is to put the spackle in the hole an lightly wipe with a damp sponge.  Most of time, you will not even notice where it was and it eliminates sanding.

You've repaired the roof but still have water stains on the ceiling?  Before re-painting the entire ceiling, try mixing half bleach and half water in a small spray bottle and spritz the area until it is wet.  A second spritz may be needed, but more often than not, the stain will be gone.  This can be used on acoustic and painted drywall ceilings.

A little TLC before you list is a warm welcoming sign for potential buyers.

I just saw an older home with very dated wall coverings, paint, wall paper and light fixtures, etc.

I almost laughed out loud when the homeowner boasted to me that they just put up the brand new wallpaper in the living room and hallways. It looked like the same crap they had put up in the 1960's and 1970's!!!

It can be dangerous when homeowners try to update and they're trapped in a time warp! They really need to seek some "modern" help!
