I am having a blast making charts lately. You don't need to type a lot of words when you have a chart that so succinctly tells the story about short sales that you want to convey. In case anybody is wondering, no, I did not pull those numbers off of MLS. I pulled them out of my butt. :)
I asked a foreclosure attorney the other day what % OF FORECLOSURES do not go to the court house sale ?? I was told less then 20%
See, Eric, my chart is accurate then. :)
But unless somebody tracked every single short sale in MLS and its status outcome, there is really no way to know. I mean, my personal odds at getting short sales accepted are running very high as I have very few fall out. But overall, given the total short sale picture, I'm betting I'm right on the mark.
I had to read that twice. Then couldn't stop laughing!!! We are having a very good success rate with short sales, but only because we have contacts at the bank now. Most agents listing short sales just don't know what they are doing, so your chart IS probably accurate!!! LMAO in Newport !!!!
Geez Elizabeth! Even I got that one at first glance! A graph is worth how many words?
Elizabeth, LOL....why would you say that? ;-) Anyway, great job Elizabeth. I love doing stuff like this too... graphics are such a great way to spell out what you're trying to say...;-)
Well, I'm telling ya, that's one talented butt you've got there, Lizzie. :)
I hope agents are not wasting too much time with short sales. Your chart shows why.
That is one heck of a chart. I had no idea... I have family in Sonora and extended family and friends in Sacramento so I like to keep tabs on things. All I can say is WOW!
Hi Sandra: I see we share the same sense of humor.
Hi Patricia: My husband thought I should add more words such as "really big number," "not quite so big of a number," and "teeny number." You know, just in case the short-sale police decide to sue me.
Hi Teri: With your love of earworm songs, perhaps you should make a chart about a song and post it on graphjam.com? You can spend a lot of time giggling on that site.
Hi Gary: If you pick the right short sales to work, they can pay off.
Hi Jesse: My husband would agree with you.
Hi Robert: See response to Gary. :)
Hi Charles: Generally, I remove the short sale listings from the inventory I send buyers, especially those who are relocating and don't have the time to ding around.
Your stuff is great. Shorts do nothing but skew the inventory data - "heress some nice homes for a great price - sorry just kidding". I'd like to see MLS ban short sales unless there is pre approval from the lenders involved, otherwise, lets just call these what they are, a 6 month advance REO preview.
Hi Teri: You'll get hooked on graphjam. Just warning ya. :)
Hi Jeff: The problem with short sales is few lenders will agree to anything until an offer is received.
WOW, those are some scary numbers and I have to say you have one informative butt!
