Home Inspector in Raleigh NC finds termite damage on 14 yr old house

It is really a shame when I am hired to do a home inspection in Raleigh or other cities here (Cary NC, Garner NC, Clayton NC) and find significant termite damage. My company, Clear Choice Home Inspections, looks for termite damage (and moisture damage, etc). The band joist and sill plate at the front porch slab on this house were pretty much hollow. Termites had made their way along and into some of the floor joists as well. If someone had treated this house recently (and / or had regular pest inspections) they would likely have avoided many thousands in repair work.

In Tennessee, we aren't allowed to even SAY termite.  Only licensed exterminators are allowed to report those.  Now, I will report "possible damage from a wood destroying organism".  That covers termites, carpenter ants, powder post beetles, and fungi.

Jayme,  It is sad.  I had a historic home last year that I begged them to have preinspections.  They declined.  The termite damage cost them $10,000!

$10K is a lot.  The worst I saw was a 1920's home that had damage from the crawl space to the attic.  After my findings, the buyer got an estimate from a contractor for $39,000.  The list price on the house was $140K - no deal - buyer walked away.
