Closed Unit Sales up over 10%; with Sales Prices Blasting to another New High for real estate in Camas WA, December 2020
While gently "slowing" month-by-month for unit sales, the Camas real estate market has been extremely strong on a relative basis, causing prices to blast skyward. Extreme shortage of Active Inventory is nearing a crisis level. Here are the highlights for this month:
- The Short-Term Average Price Trend's new high this month is 15.91% higher than last year ($87,302); with the 12-Month Moving Average became double-digit positive at 10.03%
- The Inventory level remained at the extremely low 0.5 month's of supply for pre-owned properties.
- Approximately 49 Resale Properties closed in December 2020, compared to 44 Sold in 2020; which is 5 more (11.36%) compared to last year, and 5 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from 2 (4.5%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $636,135, which is approximately $167,378 higher than the Clark County average for this month.

Even though we are showing a decline that is typical this time of year, the lines would be higher IF there were more properties on the market available for buyers to choose from. The long-term trend has now hit a new high, and is still rising!
Next up is my chart is for the Average Closed Sales Price showing the short-term going near vertical, with an increase in slope for the long term line:

Camas Resale Real Estate Sales Inventory & Days on Market - December 2020
The Inventory-by-Month graph shows both New Listings and Pending Sales finishing at the same point. Closed Sales were down from last month but higher than last year. The match-up of new listings and pending sales has kept Active Inventory unchanged but, at a super-low level.
The middle chart shows both Average List Price and Closed Sales price coming in well above the $600k mark.
Finally, the Average Days on Market fell 26 days; with the Median falling 10 days. This turned out to be perhaps the quickest-paced month for the year!!!
