efax logo1.  If you need a document or contract to be somewhere else and it is over 10 miles away,  consider overnighting it, efaxing it, faxing it, or using a courier.

 

2.  Many agents who deal with REO properties have an assistant who checks on the properties every other week.  See if you can get your properties added to their itinerary for flyers, lockboxes, sign riders, etc.

 

3.  If you are dealing with a client who does not have access to a fax machine, let them borrow one of yours.

 

4.  PLAN!  Set one day each week on your calendar when you will drive to each listing (instead of spreading it out over multiple days).  Try to avoid rush hour times and use Googlemaps to check traffic conditions along your route before you head out.

6.  Bring your lunch to work or walk to a place close by instead of driving to a restaurant.

 

7.  Leave for appointments with plenty of time to spare so you can drive without speeding and wasting precious fuel.

 

8.  Consider using an alternative vehicle for commuting to the office and running around without clients.auto rickshaw

 

9.  Don't waste your time driving with clients who are not loyal to you.  If they won't sign a buyer-broker agreement, consider charging a "showing fee" to offset the fuel expense which will be rebated to them at closing.  Along those same lines, work dilligently to narrow down the home choices for buyers PRIOR to actually driving to the property.  Use virtual tours, Google mapping services and pictures carefully to be sure the home meets the client's needs.

 

10.  Map your route with Googlemaps before you go to give you the most fuel-efficient route.

11.  Use Gasbuddy to find the least expensive gasoline prices in your area.

Tina, great advice, I love my fax to my computer. It is such a time and gas saver. Also the buyer agency thing is a must. If not you are potentially wasting your time.

A showing fee would certainly weed out the serious from the curious.  Buyer-Broker is a necessity today.  Thanks for all the tips.  A slow market with rising gas prices is not a good combination.

Michael - yes, I love Googlemaps.  Could play with it all day!

Diane - Yes, a Buyer-Brokerage agreement is a necessity.

Scott - I respectfully disagree.  First off, it could lose only a customer, not a client as a client has a written agreement with an agent to protect both parties.  There are many models out there (such as Redfin) which charge a fee for showings and have been successful.  In New York, if you want to rent a property, you must pay a leasing agent a fee to find you a property.  While a retainer fee is not the norm in the real estate industry, it is definitely something to think about before spending $100 on gas to drive a customer around.  Pizza delivery places, flower delivery services, airlines....you name it, they are all charging a fuel surcharge in these times.

Tina  I have an Exxon/Mobil Speedpass - it rebates 3% of the price - the trick is to pay the credit card off in full each month so there is no finance charge.  Currently, that's about $.12 per gallon

Great post. i work for a company that manages and tracks gift cards, and I've been following ways to save money on gas on savvywallet.com. One way is to buy discounted gas cards online. As for me? I converted my car to run off waste vegetable oil. I've saved tons of money and it's great for the environment. You can check out my ride on austinchu.wordpress.com.

I will be buying a street bike for chores like realtor tours, stocking homes with flyers and other errands. The SUV will be used for listing appointments and showings. I sold my F650 prior to this career and totally regret it.
