Selling with Soul has nothing to do with new age philosophies, holier-than-thou attitudes or even learning to dance. It's really just a catchy phrase for following the Golden Rule in your day-to-day practice of real estate. That you treat your clients and prospects respectfully, as you would like to be treated. That you are competent, reliable and fair. That you appreciate the commissions paid to you directly by your sellers, and indirectly by your buyers. That you don't take these hefty paychecks for granted. That you truly want to earn your commission, not just show up at closing with hand outstretched. 

But there's more! If you Sell with Soul, not only will you be a breath of fresh air to the home-buying and -selling public, you can also make gobs and gobs of money while sleeping soundly at night. You make all this money because you're good at your job. You are a Good Real Estate Agent! You find your buyers the right homes, not just because you know your market, but also because you listen to your clients and strive to meet their needs for a home, not just your need for a commission. Your seller's homes sell, not just because they're priced right, but because you've helped them recognize and correct any obstacles to sale...instead of bullying them for a price reduction.

Soulful real estate agents know how to hold their sales together. They usually get through the inspection period, even a difficult one, not just because they are good negotiators, but also because they have great resources for getting repairs made. Their listings appraise because they are prepared for the appraiser and know how to defend their sales price. Throughout the transaction, they strive for a win/win whenever possible and they don't antagonize the other team, just because they're sitting on the other side of the closing table.

And of course, an agent who Sells Soulfully will be rewarded with plenty of repeat business and referrals. She won't have to spend thousands of dollars on personal promotion, or to pester strangers to ask for their business; no, her friends and past clients will be her own personal marketing department. She'll be proud of the business she's developed and will have no problem selling herself at listing appointments or holiday parties.

But lest you believe that soulful real estate agents are simply nice guys and gals who smile sweetly and then get trampled over by the rest of the real estate community, that just ain't so. While you don't have to be a "natural" salesperson to be a soulful one, your natural instincts to protect your client will ensure that you are not a pushover. But instead of protecting that client by blustering and posturing and setting up unnecessary confrontations, you do it with creativity, good negotiating skills and old-fashioned good manners. Oh, and throw in a healthy serving of competency.

Neither are soulful real estate agents simply For-Sale-Signs-For-Hire or Tour-Guides-for-the-Unmotivated-Buyer. We don't knowingly take overpriced listings because that means we misled our seller with regards to market value. We don't waste our energy  that should be devoted to our "real" clients or take time away from our families to entertain unmotivated clients with no real need to buy or sell. (That may sound a bit "un-soulful" to you, but it isn't. We treat the business of real estate with respect and have every right to expect the same in return from those people we choose to work with.  We are not afraid to walk away from overly difficult or unmotivated clients who are draining our personal energy that is needed and appreciated elsewhere.)

This all sounds pretty rosy, doesn't it? As in, Be Nice and They Will Come? Real Estate in Utopia? I read over the above and smile... because, well, it's not that easy of course. Real estate is a tough business and the staggering failure/drop-out rate can attest to that. Every client, every sale, every situation is unique and it's not always easy, or even possible (for us human-types, anyway) to play by the Golden Rule perfectly, every time.

But it's not impossible or even difficult to be a soulful real estate agent most of the time. If you are a basically decent person who wants to make a fantastic living, sleep well at night and respect himself in the morning, then I salute you. And wish you the best in your real estate career.

Validation is a wonderful thing! In my office I'm described as "warm and fuzzy" in contrast to several of the other female agents in my office whom my Broker categorizes as "working like a man"...oh except when it comes to Political discussions...he kind of backs down on that description.

What's even more fantastic is when you meet up with new clients who fit right into the way you do business and they won't even consider using another agent!  That was my appointment today, and the entire time I spent with my clients just felt comfortable.

Jennifer, it's like the law of attraction working... when we are being "soulful" in ourselves and we put out our intention to find clients like us, that's who we get.  I'm tickled pink that I can start the week off well!

We've had weird weather here, looks like it will rain in the morning and then the sun will come out and be 80 degrees in the afternoon...  but, any day is a good day to do real estate!

When I worked on Wall Street, we said that Brokers get the clients they deserve, and clients get the brokers they deserve.  Now I'm a stager, and my observation is that it's the same in real estate.  Selling soulfully seems like the best way to enjoy what you do and attract the clients you deserve, that will be pleasant to work with over the long haul!  I guess my partner and I are interested in Staging Soulfully....!!!

 I have to say, I haven't had much time to spend on the Active Rain network (in fact, I joined in December and this is the first time I've had to peruse the site), but I REALLY love your group concept.  It truly is a group of "my people".  This is how I sold real estate and it's how I deal with my clients (Realtors) now as a trainer and creator of products and systems for agents.  Thanks so much for setting this up!

Finally found a group that I feel at home with.  Being honest and upfront is a big part of being soulful to me, caring for the people you are approaching, being able to listen and being able to show that you do is so important to the client.  Especially in this time in the market, we have to have compassion and it has to come across like it is natural.

Soulful has a bouncy, spiritual and musical upbeat kind of feeling and I like it!

Count me in.

I love this...  I'm a newbie broker, and this is how I imagined the real estate business to be.  I've been told I'll have to lose my "glow" and that it's not a pretty business.  I refuse to believe that!

I believe life is what you make of it, and so is the real estate business.

Welcome! You definitely don't have to lose your glow... there are members of this form, whom I've obviously never met, but I can FEEL their glow through their words and they're kicking butt!

Funny you say that people have told you real estate isn't a "pretty business". In my book, I actually say that  "a real estate career can be a beautiful thing"... So there! Phooey on them!!

Well, I wish I had found this group sooner! I believe in treating EVERYONE with honesty, respect, and compassion, and 99% of the time, they will reciprocate. I come to really care about my clients and customers, and usually end up as friends...

About half my sales have been to buyers who only looked at one house. No, I don't pressure them into buying, I just try to listen to them well enough that I get a real feel of what is right for them, then I find it. I think that comes from taking more time with each buyer and getting to know them as a person. In the end, I feel honored to have helped them find and buy a home. The commission checks are nice, and necessary, but I can't remember where each check got spent- but I DO remember every hug at closing, each thank-you card I got, and every time I handed over the keys. In the big scheme of things, I consider those far more important!

I get your newsletter and am a member of your VIP lounge so I was pleasantly surprised and ecstatic when I found your group today. The beauty of your philosophy is that this is just the way you should LIVE and not just where it comes to your job. I was reading a blog the other day that addressed the lack of true customer service in every industry these days and how if you set yourself apart in the areas that really matter, you have your recipe for success. You say something I just realized for myself - my message of fair play, common sense and showing respect for our clients and our industry is not understood by many - and I'm not going to change them! However for the choir (as in "preaching to"), it's so nice to have confirmation that there are so many "soulful" types out there. So, yes, you are correct - we can't change the world, but we can become exceptional at what we do. (thus changing our little corner of the world!)

When I read this post I realized this is a group I should be in. This is totally the way I do business. I really like to help people and I work long and hard to do this. I have some clients I've been looking for many years for.  Others, after looking for years, decide to move elsewhere. That's not the point. I just don't think about the prospect of money. Actually I don't make much at real estate, but that's not why I do it.  I truly find enjoyment in helping others.

Hi All- Thanks, Jennifer, for making Selling with Soul into a group on Active Rain.  I am new to AR, and don't have a complete picture of all that's available here yet, but I love the "Selling with Soul" concept.  Our office is known for its integrity, and going above & beyond the expected.

Sometimes just knowing a few more kindred spirits are out there who treat people kindly and honestly, renews my purpose for getting into real estate to begin with.  I believe that people know what they want in a home, and don't need to be pushed into buying or have strange surprises when it's time to close!

Thanks for this great group, Jennifer.  I've faced a few ethical decisions in my short (3.5 year) real estate career, and the right, best answer of what to do is always at the answer to the question, "What would I want/feel is fair if I were in the other person's position?"  Whenever I follow that lead, in real estate or in life, I'm never sorry.

I felt like I was reading my mission statement Jennifer.  I too so believe in what you say.  I had a client that I showed quite a few houses to and they would mostly reject them and occasionally say, "this would work".  I would tell them, "I don't want to sell you what will work, I want to sell you, I HAVE to have this house!".  After several months of not finding the right house, I went through my pocket listings and found one that was at the very top of the price point for them.  I know the pocket listing couple was going through a divorce and wasn't sure they were ready.  Long story short...it was perfect for my clients.  So on the 19th, I'll close my clients house they sold, my pocket listing (which I didn't charge the seller to sell because it was the RIGHT thing to do)that my couple bought and then Mrs. Divorce also bought a house that will close.  It will be a great deal because I was patient, resourceful and a dog on a bone about finding the right house for my clients.

Jennifer, I am glad I found your post.  I agree with every single point you made!!!

I know I am not the public image of a real estate agent.  I seldom meet any one who shares my attitude about selling RE.  Of course, earning well is important to me, but my first goal is to provide my clients: sellers, buyers or renters with the best experience possible.  I want everyone dealing with me, including cooperating agents, to feel that I am competent, doing my utmost and am fair to all parties, while protecting the interest of my client.

Would it not be amazing if most agents behaved that way!

Jennifer, thanks for the Soulful reminder. I read your first Sell with Soul book when I first became a Realtor, in May 2007, and followed your advise and even used parts of your listing presentation and some of your checklists until I knew enough to tailor them to me. Your information was and is still very helpful to me. You were like the Broker I never had. And partly because of you, I had an outstanding year this year. Fourth in my office (right behind the big guys). Thanks so much. You are truly soulful.

I recently had multiple offers on a listing - I did my best to treat everyone fairly - of course I am the bad guy , liar and cheater to at least one of the bidders- It's a shame that no matter how much splaining I do I am still the Sh-muck in someones eyes -  . I am very diplomatic every time I get one of these -everyone gets a chance to bring it-

This kind if thing can hurt your "soul" this is the part of a human that consists of mind,will and emotions - the soul. We are spirit beings , we live in a body of flesh and we have a soul. It's good to know that your spirit man is seperate from the soul- we can keep trying to perfect the soul and spirit while we are living here on earth. We are not human beings having a spiritual experience but we are spirit beings having a human experience. Eternity begins today - remember- what we say and do have eternal value-

Feed your spirit with kind, pure , gracious, honorable,excellent and praiseworthy thoughts and surely your spiritual self will sit on the throne of your being and your soul man will not rule your life but become a spriit lead dynamic portion of your being.
