Industry Standards - Best Practices

This week more than others I have really seen evidence of the Real Estate industry going to the dogs (or worse).  We have to do a better job if we want the world to see us as more than used care salespeople and to treat us with respect.

I listed a house on Thursday and there were showing restrictions because my sellers both work from home and can't just step out.  So, there were no showings from 9-5, Monday to Friday, and showings from 12 noon to 6 pm and all offers to be presented to me by 1 pm today.  Also, standard Covid-19 protocols, no more than 3 adults including the agent, no children, and everyone must wear a mask.

Thursday around noon my sellers are in their respective home offices when the alarm goes off.  The husband runs downstairs and there is an agent standing in his foyer with his clients and 2 children and no one was wearing a mask.  That same evening there were 3 showings.  When my sellers returned home someone had broken their vertical blinds and opened all the curtains and left them open.  Friday around 1 pm, the alarm goes off again and there's an agent standing in the foyer.  No sooner had he left and the door locked and my seller just started up the stairs when someone else is fumbling with the lockbox outside.  Then, I had dozens of calls from agents because they couldn't make an appointment and wanting to know if they could just show up and see it in between realtors.  Saturday morning around 10, an agent knocks on the door.  His appointment isn't until 12:45, can he just come in and take a quick look early?  Really?

I know that inventory is low and there are a lot of buyers looking.  But, we are in the middle of a pandemic and I need to know who has been there and when just I case someone gets sick or someone reports that they have gotten Covid.  I'm not being rude or unreasonable.  My clients live in this home.  

How hard is it to just follow the rules?  Is this the new normal?  I hope not.  I am going to go read the lockbox log and cross-reference it with the appointments and then, I am going to report everyone that didn't have an appointment to the board of realtors and their broker.

Hello June - even in the best of situations/circumstances selling a home is rarely as easy as imagined/promised.  There will be hiccups, missteps and issues that develop.  Hope for the best. Prepare for the worst.  We can't change an entire industry but we each of us can strive to be better practitioners.

Shout if from the rooftops June! Some agents' conduct has left me speechless. Unfortunately, a hot market like this brings out the worst in some agents, as well as some newly licensed ones with poor supervision. I had such a transaction last year that had me apologizing over and over for the other agent's conduct - and his broker who actually stated that he's too busy to know what all his agents are doing. Not cool, and not in line with his broker responsibilities. 

We have to do better. We can do better!

June- as a seller, I've had some bad experiences. A Buyer is supposed to show up at 2, for example, so I leave the house. I drive around and return about 2 hours later, thinking the house was shown. Next thing, the door bell rings...the buyer and agent were late and wanted to know if they could see it now. No calls from any agent.
