Austin’s housing market is not slowing down especially our Canyon Creek hood! Our city’s booming job and population growth, coupled with historically low mortgage rates, has fueled the demand for housing.
The dramatic appreciation has made pricing properties for both sellers and buyers very challenging. In January there were no new listings in Canyon Creek and only one pending property!

New listings coming on the market in February will not be priced from comparable sales from the last 6 months. Because the market is appreciating so quickly, sold comparable sales are not relevant if they are more than 1-1.5 months old.
Looking at pending properties in Canyon Creek gives us an indication of what the traffic will bear and level of the buyer’s appetite. I’m using a listing strategy to ensure homes will bring the highest price in this anemic level of inventory and highly competitive atmosphere.
