Maybe it's a function of getting older, but I'm finding it easier to disengage from a lot of Life's turmoil.  My headspace is reserved for God, family, home, friends & clients.  You cross a line in those areas and we may have a tussle (in as civil a manner as I can for the circumstances), but much of what passes as a kerfuffle in real estate is just something I can't get too wound up about.

Zillow buys ShowingTime?  So what?  I've already got the listing agreement and if I do my job right that client isn't going anywhere no matter who calls them on the phone.

There's a new and disruptive brokerage model that's going to DESTROY everything else?  Yaaaawwwwn...been there, seen that, heard that...and still waiting for the first truly earth shattering real estate revolution.

Someone somewhere is suing someone related to real estate and you just KNOW the guvmint is just ITCHING to change the way we do things.  Yeah...I'll deal with it when the guilty verdict is passed and all the appeals have been exhausted.

Bottom line, I'm not looking for anyone or any organization (NAR, my brokerage, etc.) to rescue me from the big bads that are out there.

I've worked in corporate America long enough to realize true guarantees are few and far between.

Jobs come and go and the key question is "Do you add value?".

If you add value, you'll get paid.

If you're wasting time on things you can't impact, well that's just less time you have to work on things that you CAN impact.

Take care of your clients, market your business, keep an eye on market trends.

Adapt, or else.

We all make our choices.

As for me, you can have the fray, you can even borrow my Navy sword if you'd like.

OMG, the video cracked me up! 

Focusing is something that not many can do this day and time with social media ruling lives like nobody's business, Bill! I agree - I worry about the things that I can control but, then again, there are things that require a group to change because we can't do it alone. Those 'bandwagons' are few and far between for me too.

Faith is always first. So, if the issue doesn't involve integrity or my own license being in jeopardy, the issue/topic goes right out of my mind.

It seems that often with the big dust ups it's over something that would be against free enterprise to push for, yet I'll see plenty of comments about how the NAR SHOULD STOP THIS NOW!

I am always surprised at how people react to change, change is going to happen, so get used to it, and most change is something that we have to adapt to in our everyday lives. When our MLS combined with several others everyone moaned how it was another thing they had to relearn. But, that is life, to be continually learning. Thanks for giving your perspective, it is very strong and encouraging to read.

Nick, we have to adapt.  Right now I do work in 3 MLS.  Every one uses a different company and thus different steps to accomplish the same tasks.  I could complain about it, but I'd still need to do the work, so why even start down that path?

Oh Bill I so don't get caught up in that energy of doom and gloom or whatever is the focus on any particular day. I focus on what I hold dear in my life and I'm very happy. Yesterday we closed on a home for long time clients who are downsizing and that was such a great feeling.  They are so happy.  All is good and things always work out well for me.  And...I might add , for anybody else that believes so! Life is good.

Liz and Bill Spear  Yeah Yeah Yeah - when it is a seller's market no tears when the market changes and listings expire -suddenly your sellers are receiving calls from Zillow agents  the tune will change - and it will be too late as Z will have all your seller's contact  info at their fingertips-

a.  If the listing expires, that means I failed to accomplish something.  I didn't do enough to convince the sellers that something (price, staging, repairs) needed to be done to get the sale accomplished.  And I failed to gain their trust enough to continue the listing with me.


b.  Once the listing expires, does it really matter if it's a Z agent or another company that gets the listing?  Regardless, that commission check isn't going into my pocket.

I'm aware of Z and all the concerns that come with it, but I'm better off not giving them too much of my thoughts.

Hi Liz and Bill Spear. Great post and so true. I tend to not worry about things that haven't happened yet and am much better off for it. Sad but true, but most things people worry about never come true. What a waste of energy! We are in the service industry, which means we are here to take great care of our valued clients. They certainly don't care about Z buying ST, so why should we? That will all shake loose and sort itself out with time. In the meantime, I'm going to focus on selling homes and providing great service in the process.

Totally true, what might happen rarely happens.  I've got a stack of losing lottery tickets that prove it!  My experience in real estate is if I do my best to take care of my clients, they appreciate that.   Half of them don't even seem to know what Z is, and agreed, they really don't know what a showing service is until I explain how showings will be set up.

I could not have said this any better.  I am so tired of hearing the sky is falling with these online brokerage models.  Zillow's been a broker since acquiring Trulia in 2012 in a lot of markets. And heaven forbid they acquire the best showing service to improve their business.  

What I don't get are agents willing to poorly represent their client's listings and limit them to horrible showing services just to avoid dealing with a place where their seller's listing can be seen nationally...all because their feelings are hurt that this business model took off and they want control.  Can you syndicate listing data nationally so buyers KNOW to find it there?  No.  Those are the agents that will be undone by this because the sellers will reject them for not doing what is right for the seller.

That's my soapbox moment.

We're on the same page on that one.  I can't argue that I'm doing my best by my sellers and not have them on one of the most visible sites for buyers.  I don't pay Z anything, and if they disappeared tomorrow no concerns from me.  But the reality?  They'll be kicking around in this business long after I've hung up my R pin and called it a career.

Good point, focusing on the "big bads" or the what-ifs just creates more of what we don't want.

Lise, I suppose it could be done, but it's not something I'd personally want to do.  I'll take the convenience of having a 3rd party make all those calls vs. me having to go back to my old days of trying to get a listing agent to respond to a phone call and having showing #3 of 5 homes be the one that won't cooperate.

don't bring a knife to a gun fight. LOL   I mean I'm still using Dotloop.  My clients like it.  And if zillow  can see I got a offer, contract or listing signed... well okay then.  I already didn't use showing time because I really like to have a conversation with agents before they see my listings and in this low inventory I'll keep it that way. If the market changes.... I'll shift with it. I always do.
