What is a real estate niche?

Most successful realtors have developed a niche in real estate by either farming a geographic neighborhood or choosing to work with first time buyers, etc.  But is that really enough? 

Just like Longtail Keywords will yield faster and better results than using general keywords, becoming a luxury waterfront real estate specialist in Victoria BC will also have greater rewards than being a waterfront specialist in BC.

We all know this, yet we stop short on the depth of our real estate niche markets.

How to dig deeper? 

Subtract! Subtract! Subtract!---There are so many good Realtors out there with websites that list everything from relocation to rentals, but no common thread to connect them.  If it's not part of your "specialty" refer the business to an Expert.

Consider a Partner-You would each bring a unique set of experiences that combined is more powerful than your individual background.

Try Something New---We all become comfortable in our routines, but instead of abandoning what you've worked hard to master, why not invest in a successful segment of your business even further.  An example is that I used to receive a number of referrals as an agent known for HUD homes, but eventually worked almost exclusively with teachers and police officers, who received a 50% discount on HUD homes.  Many agents in the area were not experienced with the program only because it was unfamiliar to them, but really not much different than the sale of any other HUD property.  Other options are obtaining a designation or real estate consultant services.

Combine Resources---Tap your personal database for those with advanced knowledge in their fields and become the "Expert" Realtor who specializes in luxury waterfront real estate in your neighborhood for relocating IT professionals (for example).  Most people in the workplace love to share recommendations and there's nothing you would like more than referrals!

With the right niche, the business will find you.....

We have a few people on our team. and each of us is more comfortable in different niches.  But as a whole we focus on adult communities in our area,  since there are so many of them. Also that it what is selling right now.

As much as we don't want to miss anything, sometimes we do ourselves and our clients a disservice by being spread out too thin.  When you become the expert in something you enjoy...you won't even consider what you "could" be missing.

A team is a great way to combine resources! There may be a niche within your niche of adult communities that would ensure you a greater share of the current sales.
