“I Can’t Charge a Past Client for a Consultation”
I hope you are well. You helped me with a mortgage back in 2013. My wife and I are considering purchasing a rental property in North Carolina (we do not have a specific property picked out yet) but would like to schedule some time with you to review our financials and to get your advice. Please let me know what the cost would be for the consultation and when you are available.
I don’t know if there are state regulations like in real estate but, if you are able to, I would like to use you to secure the potential mortgage as well.

I can’t imaging charging a past client for a consultation, even if doesn’t bring us any future revenues. Years of experience when it comes to mortgages and real estate related questions and concern I can assist clients so they can hopefully avoid making mistakes.
