Has COVID-19 Changed Baton Rouge Home Buyer Feature Choices?

It's been said, with people sheltering in place, they're buying larger homes with home offices, home school areas, more bedrooms and bathrooms along with recreational extras (pools, etc.) to enjoy being home more... It's especially difficult to focus on home office or home school area as key features when that might have be a formal dining room or breakfast area.

When comparing Jan 2020 vs Jan 2021, the only significant change is buyers are buying homes with more bathrooms. Home size increased by 29 sq.ft. or only 1.6 percent. Bedroom count did not change significantly. And, homes sold with pools actually decreased by 1.3 percent. The number of home sales did increase 24.1 percent.

I have seen in 2021 where one homeowner converted their laundry room into a home office moving their laundry room into their garage.

I would appreciate any feedback you've seen since March 2020 on what buyers are looking for and/or how their choices have changed. REALTORS® are much more keyed into buyer choices, sometimes walking with them through a home,  whereas Appraisers try to interpret what happened through MLS listings and data. Your feedback is invaluable to Appraisers.
