There are many things that need to be done when buying a house and when going through the closing process. One of them is to obtain a homeowners insurance policy, especially if you're getting a mortgage. Many buyers make the mistake of sending their entire inspection report to the prospective insurance company. Big mistake. The home inspection report is a detailed and thorough report that list everything currently wrong or could go wrong with the house whether it be minor in nature or major. It even lists items that the homebuyer should look out for or budget for as far as repairs in the future.

Sending the entire inspection report provides the insurer a reason to either completely deny you coverage or gives them leverage to increase your rates. Depending on the age of the house the insurer may ask for a 4 point inspection. This is a summary report easily prepared by your home inspector that summarizes the high risk items and includes only the roof, HVAC system, electrical and plumbing systems.
