We all seem to experience at one time another the difficulty of getting our Short Sale Offer past the person on the front line. You may have to call several times, you may have to fax your offer and package several times and you seem to be getting nowhere.  You know that the Seller is certainly qualified to sell their home as a Short Sale and you have a decent Buyer's offer on the Sellers property to avoid foreclosure; a help to everybody.  So why can't you get your foot in the front door and on to a negotiator to begin the review process? Or perhaps you're going from one Negotiator to another. There are a number of reasons perhaps but the point is that you have an offer and you expect your matter to be handled in a professional business matter.

I believe that most management and executives expect that you and their customer (the Seller) should be treated well and wouldn't like what's going on at the front line. But how can they police everybody in the current uproar of ever increasing foreclosures. So many are learning as they go.  It's true in most things that we are unfamiliar with on the onset that we have to go through a learning process to get it right.

So what can you do if you get stuck and are going nowhere?  Look at the Internet and all the networking sites availabe. There are many business networks where Management and Executives congregate. Seek them out and search for names to get your answers.  I recently did such when I was having difficulty and tracked down Management on Linkedin and sent them an email.  They couldn't handle my request but forwarded my request to a VP administrator of the Loss Mitigation Dept for my Seller's Lender.  Would you know that within a day I received a calll from a Lead Negotiator who gave me their personal direct number and told me my file had just been pushed to the front of the line as a call was received by a very important person up on the totem pole who told them to address my concern. Companies don't want their customers not being serviced. Bad news travels a lot faster and it's bad PR.  So the next time you get stuck, search the business network sites as there are many out there.

Good luck and let's close another short sale! Let's help another homeowner in need of help.

The more you know, the better prepared, the better the outcome.

Lynn there is nothing short about short sales, they just seem to drag at every phase of the sale.  I hope your Buyers are willing to buckle down and sit through what can be a very long and aggravating process.

George, Short Sales can be worth the wait and thank goodness all of them aren't a long drawn out process.

Mark, thanks for your comment.  When you're dealing with the negotiations in a short sale you really have to be creative and never give up.  The final outcome is all too important to give in too easily.

You might get a good deal but what could pass you by in the next four months and what could happen to the house?

Gene, nobody knows what the future holds. Real Estate is an investment and currently the prices are low which with most investments it signals a good time to buy.  No we don't know what the future holds but if we look at Real Estate as a long term investment then generally you'll end up doing well.
