Late last week, I posted a blog post about how one might re-imagine the Home Pre-View tour that has been a Tuesday Morning Tradition for agents across the Grand Rapids area for decades. I admitted that it had been over a decade since I had been on a Broker New Listing Pre-View Tour as this activity fell into disuse for a number of reasons...notably, more Independent agents working out of their homes, Virtual tours and the price of gas.

               is the glass half full?

Since we have new agents in our office, they wanted to have this experience, so we arranged to tour some of our home listings.  It was quite an outing.  We toured 7 homes and stopped towards the end for lunch in East town at the Green Well.

In my earlier post, I had suggested that there might be some ways in which we can update this activity for the 21st Century.  Thank you for all who took the time to read and comment. Well, today, I decided to try something new myself and took my camera along.  Take a look at what I did on Facebook

When I started thinking about the potential outside of my traditional perspective, all sorts of new ways of Marketing came to my mind. Here are some other ways to make your Home Tour a viable marketing activity which continues to reap dividends long after you've been out for several hours in your car.

Post your Tour Link with tinyurl to Twitter, to tell people in your local area and beyond what you've been up to.

Upload pictures of your tour and places of interest to your LinkedIn profile.  Invite people to ask questions about the places you saw and the homes you have listed.

Share more than just listing jargon...talk about the area, sites of interest and nearby attractions.

Post pictures and/or video to Flickr.com

Post pictures and/or video to FacebookShare your album with Friends

Make a YouTube video about the area and the homes you see.  Start a series as the local tour expert in your area.  This can be very effective if you have a speciality such as highlighting a Foreclosure Tour of your local area.

Do a Real Estate Show on your tour and then export it all over the place.  It will also index on google for all the addresses you mention.

And then of course...blog about it!

These are just a few simple suggestions on how you can take an activity like real estate touring which seems to be loosing steam and reinvigorate it with fresh perspective and imagination.  This type of thinking not only creates ample promotion opportunities, but is a way to create true Value to your clients in the successful marketing of their home in ways that can be effective beyond the traditional norms of showcasing an area and listing.  Today's homebuyer is shopping in a million different places.  Are you engaging your buyer where they're looking?

Lola, this actually has been a discussion in our office for the past month or so.  We have decided to do virtual home tours during our sales meeting.  It will start this upcoming week.  I think this will cause us to think and put more effort into our technology choices.  I'm looking forward to it.

That's the point Terry...thinking about everything we do in new ways.  We leave so much opportunity sitting out on the table so to speak because we don't imagine new ways of doing what we've been doing for so long.  If one is in an office that has a tour, these are some suggestions to bring the activity into the 21st Century AND to make tours which happen much less frequently more effective as promotional vehicles.

Lola- Please correct me if I am wrong, but isn't this exactly what so many people have complained about.....not actually visiting a property to know what's not visible on the cameras? 

I love virtual things, but for many it actually will take longer to do virtual depending on their Internet Skills.  At least that's my opinion.

Okay...I am going to be the wet blanket here.  I am assuming the photos you are taking are other brokerages listings. (At least when we tour on Tuesdays, they are usually other brokerages listings.)  So, if I am understanding this correctly, you are promoting other agents listings on your sites...and have not asked for permission to take photos of the sellers homes.  Now, the sellers property is on the internet for everyone one to see...expensive media equipment, office equipment, etc...and can find out where the property is located.  Potentially the seller and the listing agent have no idea of what has happened.

Please tell me that I have missed something here...I must have!  Because if I haven't, how would you feel if the tables were turned?

Lola- What a great idea, I am always thinking of ways too, to become more virtual especially here in Florida where many homes are sold sight unseen, through photos and video, especially to our international buyers. With the new flip video camera and the AR video platform it is a breeze to do video open houses!

Paula- I understood Lola to say that in her office they went on a tour of homes, meaning their own listings. I may be wrong. But she never said that she was posting other agent's homes all over the internet.

When we do our video and photos, we are very careful not to film any valuables or show the security systems, etc.

I am hoping you are right...that's why I said I am hoping I am missing something.  It could be that our Tuesday tour (which is when we tour other brokers listings) is different than Lola's in Grand Rapids.  I just know that here, photo taking is risky business lending itself to lawsuits if something bad happens.  Maybe I am being overly cautious or am misinterpreting what Lola said. I think the video is a great idea...I saw the guy on AR (I think) that did the murder mystery of the steaks by walking through the home he had listed highlighting all the features.  I still think that was the greatest way to advertise a home.  I'm sure he had so many hits on that and a lot of sellers went with him.  It kinda goes back to the post about apples and oranges here...it is all in the way you present the "same old thing".

I, ;ke manyh others I know, havenot actively participated in broker tours for a long time. Some reasons are valid, some perhaps not. These are excellent suggestions for taking advatnage of these tours, but also for broadening the marketing of our listings. You are so creative, and your willingness to share is much appreciated.

I'll be back later to make individual replies, but I just wanted to quickly address some issues and ideas. 

First, when we tour in Grand Rapids, our brokerage tours our own listings to familiarize agents with current inventory.  Just like many virtual tour companies will give a panoramic view of the street scene, this can also be done to promote the area using some of the sites and ideas mentioned.  What a great way to promote points of interest in our local communities.

Kathy makes a good point about intimidation for many agents with the virtual world.  However, most of us now have the option to upload pictures on our MLS systems.  If one can upload a picture or send an e-mail, one can definitely do this!  What's great about some of these sites is that they will syndicate content to other portals thus expanding exposure.  That can have it's down side too...

Once again, Thanks for your thoughts.  Re-imagining our industry is what it's all about!

Kathy...In response to your last sentence, you're right that if someone has no familiarity w/technology, this will take a while to learn.  However, that is a bigger problem than this assignment for an agent seeking to thrive in today's marketplace.

If an agent is online, one can take advantage of a number of syndication options to do the exercise once and then send it to numerous other sites.  Real Estate Shows offers this option as do others.  Appreciate your thoughts...

Paula...Thanks for your question.  Regarding your assumptions...Broker Tours in our area are for OUR listings. 

Subsequently, the issue of promotion has already been addressed in our listing agreement. 

It would not be appropriate to take interior pictures of another brokers listing and post them online w/out permission and broker reciprocity agreements in place.

So sorry for the misunderstanding...our open broker tour is on Tuesdays...I should have known that other areas may not be the same as ours.  I do like your ideas...creative and efficient use of a tour.  Ours would be a bit more challenging as when we tour our own listings (on Mondays), there are 25 of us...a little hard to take pictures without people in them!

Great discussion here Lola....you really got people thinking and talking.  I actually miss the weekly Broker Caravans we had in CA as they allowed us to preview a lot of properties efficiently.  For all of the reasons you have here, they are no longer well attended; especially office previews.  Technology would certainly make a great suppliment to previewing properties...especially videos with verbal commentary  rather than virtual tours.  Great post!
