Location & time of month dictate open houses! Commuter OH vs Wknd OH

We as realtors know  ALL  clients think that open houses sell properties.  I'm not hear to argue whether they do or don't (they don't by the way.)  I'm writing this blog and giving my opinion on when open houses should be conducted.  As I stated in my title I think that location and time of month should should be strongly considered when scheduling open houses. 

Take for example, where I work in Hoboken NJ.  A large amount of people live in Hoboken and work in New York.   Most are business professionals and work from 9-6.  There are roughgly 40,000 residents in this 1 square mile town and the median age in Hoboken, NJ is 30.4.  This age is important for a few reasons in regards to open houses.  Hoboken a very happening town during the weekdays in the summer is like a ghost town on the weekends, everyone is at the Jersey shore or the Hamptons.  I have found the most productive open houses in Hoboken during the summer have been commuter's open houses from 5-8pm during a weekday (not a Monday or Friday, be aware of 3 day weekends.)   Outside of the summer I have found open houses to be most effective during weekends.

Too many times people do things because it's the norm and others have been doing it the same way for generations. I'm here to say, "Don't have tunnel vision and do open houses sat and sunday from 1-4 or 12-3 because that is what everyone else is doing.  Take into consideration some other factors and use common sense not common practice."

You make valid points.  Thinking outside the box is often a benefit when marketing a home.
