An agent’s mindset will dictate the magnitude and quality of that agent’s production. That’s a big thought, if you’re a real estate agent. An agent receives more buyer calls than listing calls, I think it’s safe to assume.
Every buyer is a new listing sooner or later. No one owns a buyer, unless that buyer has a contractual agreement with the agent.
How long do you follow up with a buyer? I’ve witnessed agents who believe in a “one shot deal” and others who work that buyer “until they buy or die.”
It takes patience and continual follow up to establish a working relationship that’s based on trust and confidence. Buyers do wander and that’s one purpose of having a written agreement.
There are buyers who are very loyal and will not buy without their agent by their side, with or without an agreement. That requires full attention, at all times by the agent, especially in this lean listing market.
A buyer’s agreement is a necessary tool in a buyer agent’s tool box, but that agent must know how to use that tool properly. That agreement is not a restraining tool to secure a collection of buyers.
The purpose of every real estate agreement is to keep the parties honest.
