6 Hottest Selling Fort Mill & Tega Cay, SC Neighborhoods In 2020 To Watch In 2021

 

When you're hot, you're hot... and the Fort Mill/Tega Cay, South Carolina housing market in Charlotte's metro area was hot in 2020! The 6 hot neighborhoods, all of which had 50 or more sales in 2020, are on this list of the hottest selling neighborhoods for a fourth consecutive year. New construction continues to sell well in Fort Mill with buyers willing to pay a premium for those new homes.

BAXTER VILLAGE

Baxter Village remained a best selling Fort Mill in neighborhood in 2020 for a fourth consecutive year with 95 homes sold compared with 108 homes in 2019 and 91 homes sold in 2018.  The decrease in homes sold year-over-year is not surprising given the lack of inventory experienced throughout the year. Average sale price of $537,796 was considerably higher than the average sale price of $497,521 in 2019, of $451,897 in 2018, and $446,924 in 2017. In 2020, there were three more home sales at over $1 million than we saw in 2019. Sellers received 98.5% of asking price. Homes sold on average in 36 days.

WATERSIDE AT THE CATAWBA

Waterside at the Catawba, a newer community develped by Lennar Homes and Taylore Morrison, remained popular with Fort Mill home buyers in 2020. 67 homes sold in 2020 compared with 91 homes sold in 2019. The average sale price was $402,576, which was significantly higher than the average sale price $343,526 in 2019. sale price. Sellers received 99.1% of asking price. On average, homes sold in 40 days.

LAKE RIDGE AT TEGA CAY

This well-established Tega Cay community remained in high demand in 2020. 66 homes sold in Lake Ridge in 2020 compared with 68  sold in 2019, and  55 homes sold in 2018. Average sale price in 2020 was $148,436 compared with $403,297 in 2019 and with $389,427 in 2018. Sellers received 99.5% of asking price. Homes sold under one month with 29 days on market, on average.

MASONS BEND

Another new construction community in Fort Mill built by Fielding Homes, Cunnane, and Saussy Burbank, Masons Bend had 117 home sales in 2020 compared with 96 closed sales in 2019, 72 sold in 2018 and 54 homes sold in 2017. Average sale price was $589,878 in 2020 compared with $576,353 in 2019, $531,080 in 2018 and $514,512 in 2017. Sellers received 99.8% of asking price.

SPRINGFIELD

 

Springfield is another perennially hot Fort Mill neighborhood and saw 51 home sale in 2020 compared with 44 closed home sales in 2019. The average sale price of $762,372 in 2020 was significantly higher than the $643,151aaverage sale price in 2019. Sellers received 98.9% of asking price on average. Homes sold in 44 days on average.

MASSEY

Massey remained a hot new construction community in Fort Mill with 81 home sales in 2020 compared with 85 home sales in 2019, 71 in 2018 and 43 in 2017. As the ratio of resale homes to new construction homes increases in Massey, given the lack of resale inventory in Fort Mill, it's not surprising to see fewer homes sell year-over-year. Primarily builders in Massey included Ryan, David Weekley, Taylor Morrison and Essex Homes. Average sale price in Massey was $427,080 compared with $434,481 in 2019, $429,677 in 2018, and $393,221 in 2017. Sellers received 98.2% of asking price on average. Average days on market were 85 with new construction impacting this longer time.
