The monthly housing market update for February 2021 is now available, and inventory has declined to a less than one month supply while average sale prices declined slightly.
Average Sales prices were $294,130 at month end, down from $298,192 in January and up from $260,794 one year ago.
Inventory decreased to another record low with only 726 homes listed at month end, down from 768 in January and down from 1969 one year ago in February 2020. With 803 housing sales in February, this equals to less than a one month supply of homes.
The lack of inventory means that it continues to be a Seller's market, with many homes bringing multiple offers and favorable terms for Sellers and fewer average days on the market.
