As anyone that has done a least a few real estate transactions will attest, they can get pretty bizarre at times. Buyers and Sellers often focus too much on things that do not have significant monetary value but have meaning to them in other ways.
A few months back one sale I was working on fell through because the seller had planned to leave some furnishing behind, which upset the buyer so much they cancelled the contract. I am sure we could have resolved the issue, but emotions ran high.
I once sold a home where the buyers wrote into the offer a demand for a small mirror that was on the wall near the front door of the home. The mirror, about six inches square, could not cost more than $20. But the buyer thought it gave the home good feng-shui and wanted the mirror.
I even heard one story where the buyer closed escrow, took possession of the house, moved in, but let seller stay in a spare room, (Yes, the buyer and seller moved in together) while the seller waited for their new build home to be completed.
But most recently I saw one that surprised even me. I saw a posting on a real estate forum where the buyer wrote into the contract “chickens will convey with the property”. This wasn't a farm, but an inner city house. Apparently, the owner of the house had chickens which supplied them with fresh organic eggs. The buyer liked the idea so much he asked for the chickens to be included in the sale.
How does one respond to this request? I suppose the seller could counter with “You can have the Rhode Island Red, but not the White.” Or “three hens, a dozen eggs, will convey, but not the rooster.”
I am not sure how they finalized the deal. At least they didn’t ask for the dog.
