I remember when I used to go every month to my Realtor Association to pick up my monthly MLS Book ! Back then, every home Seller wanted their home listed in the book and wanted to see how it looked? Even if all the pictures where all black and white! Buyers always asked me, if I would let them take the book home with them. Back then , that was a big No-No ! You where to keep that book in your possesion at all times! Boy, have things changed over the years ! Now everything is searched online and it seems anything you need to research on a home can be found online, if you know what and where to search.
Which leads me to my next point, I remember when you heard the word foreclosure it was regarding as a home that was in bad condition, stressed property, or they where sometimes even called tear downs!. Now there are thousands of foreclosures around the Country that are new construction, completely updated homes even prime waterfront Property! I just showed one the other day on Sanibel Island ! As a home buyer looking for their best deal, I would think they would search the foreclosure listings first, maybe a better choice would be to find a realtor that knows and understands the foreclosure process. As a Home Seller, I would think you would want your home listed, marketed and displayed near or with the foreclosure or bank owned property? Just because your listed with them or near them dose not mean your going to just get the famous low ball offer. I have seen foreclosure homes get several offers the same day and sell above asking price. So if your in need of more exposure? It's not just who's the largest real estate company in your area, or the company with the most agents, But the Realtor and or Company that really understands times have changed and the Buzz is all about Foreclosures, Bank Short Sales and Bank Owned Property.
