Thanks for the comments Mike. Yes some crub appeal would most definetly "HELP" this one out. However, on the price.... properties in our area (in worse condition and MUCH smaller) on single city lots (this one is on two) are selling right now between $58 - $62 a square foot!
This is an estate sale by an out of state seller and needs to sell, so just yesterday, we have reduced the price to $89,500.

1700 SF is a lot of starter house for the price. One of those TV shows on turning the curb appeal up would be what I'd want to see.
