This is probably an easy question for some of you, but I am asking for feed-back from Realtors on this topic. I am trying to determine if you think it is easier to sell a house with nice furniture in it-- or with it being vacant. This is a topic that has come up recently, and we just decided to take an unofficial poll.

Take a second, if you would, to respond,-- and if possible -- give us a little background on why you have your particular opinion on this topic. Thanks a lot!

My easiest listings to sell have been unoccupied (don't have to schedule an appointment) but furnished (staged) homes.  If I don't have the budget to stage an entirely empty house, I stage the kitchen and the master bath, and I make sure there are nice window coverings in the very first room.  I have gotten really positive feedback on that.

New construction sells ok vacant, small items in the kitchen and baths however do help.  Furnished is better for resales with pictures but only if not too much furniture and the pictures are not hanging too high and there's no clutter.

Hi Stacy ... I showed three occupied and one vacant home this past Sunday.  The vacant home was the same size as two of the other homes.  There was no way, even though they agreed that it only looked smaller, that my customers were going to buy that house.  I agree with Linda.  New construction sells vacant but not resales.

With furniture!!!!  Arranged to make the home look and feel it's best.

Too much furniture appears cluttered and cramped.

Furniture makes a house a home to most!

With furniture, especially if the home has an unusual floor plan. I showed a vacant home recently and we couldn't figure out what a couple rooms were. It was an older home that had a couple additions over the years.

Elena, Thanks for your comment. This house is unoccupied, but has furniture with nice paintings on the walls. Sounds like it's good to good as is for showing then, as the furniture and over-all apperance of the home is nice with oriental rugs (no carpet), etc. This would be an Estate type of situation. Appreciate your feed-back!

Linda L - Thanks for your comment. I think this house has the perfect furnishings in it already -- and since unoccupied, I don't see the sense in the Estate heirs doing anything with the furniture at this time, as none of then are in need of its furnishings.

Hi Stacy,

My wife is a creative certified home stager.  She has discovered that if the right furniture is placed properly, people feel like they could actually live in their home!

Dan - Thanks for your comment. I also think that having nice furniture properly arranged makes a difference when it comes time to sell a home. So, that's got to be nice to (also) have your own decorator in your house!

Always a home with furniture not fully furnished if vacant, even staging the bathroom works towels, and etc. have a good week.
